## When will DAMAC Lagoons Portofino be handed over?

Portofino is an Italian Riviera-themed cluster of [DAMAC Lagoons](/projects/damac-lagoons/), the community opposite DAMAC Hills in Dubailand. Bookings opened in April 2022 and construction started the same month (Property Finder).

The Dubai Land Department (DLD) registers Portofino as a single project of 867 homes. At its latest inspection on 16 July 2026 it was 97.14% complete, up 0.24 points from the previous inspection on 17 March 2026 (Continental Club, DLD registry). The registered completion date was 29 June 2025, so the cluster is past that date and not yet recorded as finished.

Handovers do appear to be under way. DLD rental records list signed leases for Portofino homes (Continental Club), which indicates that some homes are already occupied. A broker report in August 2026 described Portofino as in its final handover stages (Edwards and Towers, 17 August 2026). Some property portals describe Portofino as handed over from Q4 2024, which is earlier than the DLD figures suggest. DAMAC has not published a date for the cluster as a whole. The date in your SPA is the one that applies to your unit.

Portofino has 3, 4 and 5 bedroom townhouses and a small number of large 7 bedroom villas. Data Habibi lists 816 townhouses and 61 villas.

Property Finder's listing averages for the 12 months to September 2026 are about AED 137,100 a year for 3 bedrooms, AED 148,200 for 4 bedrooms and AED 207,500 for 5 bedrooms. Registered leases listed by Continental Club run from AED 120,000 to AED 137,000 for 3 bedrooms, AED 145,000 to AED 160,000 for 4 bedrooms and AED 180,000 to AED 195,000 for 5 bedrooms. Continental Club puts the gross rental yield at 6.6%, and Property Finder at 5.7%.

## DAMAC Lagoons Portofino payment plan

Property Finder records the launch plan as 20% on booking, 40% during construction and 40% at handover. With 40% due at handover, buyers who bought off-plan pay the largest single amount when their unit is handed over. DAMAC no longer has stock in Portofino, so buyers today pay a resale price plus the 4% DLD transfer fee.

3. **What the seller still owes DAMAC**, since 40% of the price was due at handover on the launch plan.
4. **The service charge.** No rate for Portofino was listed on the DLD service charge index as of September 2026 (PropertyStellar, 12 Sep 2026).
5. **Recent DLD sales for the same layout and plot size**, since end units and larger plots sell for more.
