## When will DAMAC Lagoons Nice be handed over?

Nice is a French Riviera-themed cluster of [DAMAC Lagoons](/projects/damac-lagoons/), the community opposite DAMAC Hills in Dubailand. It was registered in December 2021 and construction started on 28 February 2022. China Nuclear Industry 22nd Construction Company holds main works in Nice, and Delta Al Emarate was appointed for two Nice sub-clusters in 2023 (Continental Club; MEED, 10 December 2023).

The Dubai Land Department (DLD) registers Nice in two phases. Neither is recorded as finished:

Both phases carry a registered completion date of 29 July 2025, which has passed. Nice 1 moved less than one point between its June and August 2026 inspections. Nice 2 moved 11.14 points between April and August 2026 (Continental Club, DLD registry). DAMAC has not published a new date. Broker listings in 2026 give dates between Q2 and Q4 2026, including Q3 2026 (betterhomes) and Q4 2026 (Property Finder).

Some property guides describe Nice as handed over from 2025. The DLD figures above do not support that. A small number of rental contracts are registered in Nice 1, including a 4 bedroom lease on 23 September 2026, so some homes may already be occupied.

Nice has 4 and 5 bedroom townhouses, built over two or three floors, and a small number of 6 bedroom villas around a lagoon and a lazy river.

## DAMAC Lagoons Nice prices and resale

Most sales in Nice are resales of homes not yet handed over, which the DLD records as "delayed sales". DLD-registered sales in Nice 1 in August and September 2026 (Data Habibi):

## DAMAC Lagoons Nice rents

Rental data is thin because most homes are not yet handed over. Property Finder showed 9 rental listings in Nice on 29 September 2026, with an average asking rent of about AED 169,900 a year. One 4 bedroom lease was registered in Nice 1 at AED 140,000 a year on 23 September 2026 (Continental Club).

## DAMAC Lagoons Nice payment plan

The DLD-based record on Dubricks shows the launch plan as 20% on booking, ten instalments of 6% over 30 months, and 20% on completion. Bayut's area guide shows a slightly different release with 30% due on completion. Under either plan, 20% to 30% of the price falls due at handover, so the timing of that payment has moved with the handover date.

## What to check before buying at DAMAC Lagoons Nice

1. **The DLD project status** for Nice 1 or Nice 2, through DLD's project status enquiry service.
2. **The handover date in the SPA** and any grace period, since the registered July 2025 date has passed.
3. **What the seller still owes DAMAC**, and whether the final instalment falls due at handover.
4. **The developer's NOC and transfer terms** for a resale before handover.
5. **The service charge.** No rate for Nice was listed on the DLD service charge index as of September 2026 (PropertyStellar, 12 Sep 2026).
