Malta is a cluster of [DAMAC Lagoons](/projects/damac-lagoons/), the community opposite DAMAC Hills in Dubailand, themed on Malta's stone buildings. DAMAC launched it with the Venice cluster in May 2022 (The National, 25 May 2022). Construction started in August 2022. The Dubai Land Department (DLD) registers Malta in two phases. On these figures, a 4 bedroom townhouse bought at the AED 1.75 million launch price now resells for about 42% to 71% more. ## DAMAC Lagoons Malta rents Property Finder's listing averages for the 12 months to September 2026 are about AED 140,500 a year for 4 bedrooms and AED 206,700 for 5 bedrooms, across 501 listings. Property Finder puts the gross rental yield at 5.6%. About 1,100 homes in Malta finished within ten weeks of each other in 2026, which adds rental supply in one place. ## DAMAC Lagoons Malta payment plan Property Finder records the launch plan as 20% on booking, 70% during construction and 10% at handover. Launch adverts in 2022 also showed an 80/20 plan. DAMAC no longer has stock in Malta, so buyers today pay a resale price in cash or with a mortgage, plus the 4% DLD transfer fee. ## DAMAC Lagoons Malta service charges The DLD service charge index lists AED 4.3 per sq ft per year for Malta 2 (2026, via PropertyStellar). For a 4 bedroom townhouse of 2,220 sq ft, that is about AED 9,500 a year. No separate rate for Malta 1 was listed as of September 2026.
