## DAMAC Lagoons Ibiza handover date and construction update

Ibiza is a townhouse cluster at [DAMAC Lagoons](/projects/damac-lagoons/), the Mediterranean-themed community in Dubailand. DAMAC launched it on 28 December 2022, after eight earlier clusters (Construction Week). It is themed on the Spanish island, with a Boho Lounge, a tapas lounge and space for music events among its planned features.

Ibiza has not been handed over. The Dubai Land Department (DLD) register gives a registered completion date of 31 December 2025, which has passed. The latest DLD inspection, on 10 July 2026, put the cluster at 74.86% complete. That was up 5.11 percentage points from the inspection on 24 April 2026 (Continental Club, citing the DLD registry).

DLD project records republished on 6 September 2026 show an expected completion of 30 June 2027, about 18 months after the original date (damaclagoonsproperty.ae, citing PropertyMonitor). Some portals, including Data Habibi, still show 30 June 2026. DAMAC has not published a revised date for Ibiza. Across the community, DAMAC handed over 513 homes in 2025 and targets about 6,300 in 2026 (DAMAC, 4 September 2026).

## Ibiza homes and sizes

The DLD register lists 823 units at Ibiza, described as G+1 and G+2 homes. Another count based on DLD data gives 836 homes, including 13 units recorded as villas without a size (damaclagoonsproperty.ae). DAMAC's plans show two townhouse types.

Launch prices are from DAMAC's price sheet. Home counts by type are from DLD data, with about 105 units recorded without a bedroom count (damaclagoonsproperty.ae, 6 September 2026). The cluster is sold out.

## Ibiza prices and resale

Most 4 bedroom resales between June and August 2026 were between AED 2.19 million and AED 2.58 million, about 4% to 23% above the AED 2.1 million launch price. Continental Club's DLD records show four more sales at AED 2.35 million to AED 2.55 million between 21 and 28 August 2026. Over the 12 months to mid-September 2026, the median registered price at Ibiza was unchanged on the 12 months before, while the wider district rose 3%. Ibiza is an active resale market: it recorded 133 registered sales in the 12 months to 27 April 2026, the most of the clusters covered by damaclagoonsproperty.ae.

## Ibiza rents

No Ibiza homes have been let yet. In Malta, where the Malta 2 phase was recorded finished on 8 April 2026, 4 bedroom townhouses are about the same 2,273 sq ft size. Property Finder's recent rental records show Malta 4 bedroom townhouses let for AED 130,000 to AED 145,000 a year between 10 and 15 August 2026. Santorini 4 bedroom townhouses let for AED 145,000 to AED 160,000 a year on 1 August 2026.

At AED 140,000 a year on a price of AED 2.35 million, the gross rental yield would be about 6%, before service charges. With 823 homes, Ibiza will add a large number of similar townhouses to the rental market when it completes, on top of other clusters finishing in 2026 and 2027.

## Ibiza payment plan

DAMAC's launch sheet set a 20/60/20 plan: 20% on booking, 60% during construction and 20% on completion. Three of the construction instalments were tied to 70%, 80% and 90% build progress rather than to dates (damaclagoonsproperty.ae). At 74.86%, the 70% milestone had passed and the 80% milestone had not. Property Finder and Continental Club show a 20/40/40 plan instead, so the SPA for each unit is what counts.

**Example only**, on a 4 bedroom at the AED 2.1 million launch price with a 20/60/20 plan: AED 420,000 on booking, AED 1,260,000 during construction and AED 420,000 on completion, plus the 4% DLD fee of AED 84,000. On a resale, the buyer usually pays the seller for the amount already paid plus any premium, and takes over the remaining payments with a DAMAC NOC.

Ibiza is one of the furthest of these clusters from completion; Portofino, with 867 homes on the DLD register, is the largest. Its expected date is later than Monte Carlo and Marbella, which launched at about the same time and similar prices. Its prices were flat over the past year, between the rises at Monte Carlo and Marbella and the falls at Mykonos and Morocco 2.

## What to check before buying at Ibiza

1. **The SPA completion date and grace period** for the exact unit, and whether DAMAC has issued a revised date.
2. **The DLD construction status** through DLD's project status enquiry service.
3. **The amount still owed to DAMAC** on a resale, including the 80% and 90% milestone payments and the amount due on completion.
4. **The service charge.** No Ibiza rate has been published yet. The first published DAMAC Lagoons rate, for Santorini 1, 2 and 3, is AED 3.5 per sq ft a year (DLD index, 2026).
5. **Rental competition** when hundreds of similar townhouses complete at once, if the home is bought to let.
