## When will DAMAC Lagoons Andalucia be handed over?

Andalucia is the apartment release that opened Lagoon Views, the apartment district of [DAMAC Lagoons](/projects/damac-lagoons/) in Dubailand. DAMAC launched it in January 2024 with 1 and 2 bedroom flats in low-rise buildings beside the lagoon. Brokers also spell it Andalusia. The rest of the community is made up of themed townhouse and villa clusters such as [Marbella](/projects/damac-lagoons-marbella/) and [Monte Carlo](/projects/damac-lagoons-monte-carlo/).

The Dubai Land Department (DLD) does not use the Andalucia name. Property Finder lists Andalucia phase 1 as 162 apartments, which matches the DLD project Lagoon Views 1: 162 homes in three G+6 buildings, 126 with 1 bedroom and 36 with 2 bedrooms. Launch material from January 2024 describes six buildings in two groups, Lagoon Views 1 beside Marbella and Lagoon Views 2 beside Monte Carlo, with the same unit mix (Petkovic Properties, 8 January 2024). Neither is recorded as finished:

The launch brochure gave an anticipated completion date of January 2027, and Property Finder still shows 2 January 2027. DAMAC's own Lagoon Views page now gives Q2 2027, and Data Habibi also shows Q2 2027. At the pace between the January and May 2026 inspections, about 3.3 points a month, the remaining 44 points would take until around mid-2027. That is in line with DAMAC's Q2 2027, not the January 2027 date.

## DAMAC Lagoons Andalucia construction update

Construction of Lagoon Views 1 started on 6 April 2024, according to the DLD record. Property Finder gives 24 June 2024. The project gained 12.25 points between the inspections of 26 January and 15 May 2026. The escrow account is held with First Abu Dhabi Bank, and the DLD project number is 2925. The developer is DAMAC through its subsidiary Island Oasis Properties, and DLD lists the project value at AED 38.27 million (Propsearch).

## DAMAC Lagoons Andalucia prices and resale

Continental Club counts 164 DLD-registered sales in Lagoon Views 1 since 2024, all bought from DAMAC, with no resales recorded. The median prices were:

The median across all sales was about AED 1,556 per sq ft. Continental Club lists only one registration in Lagoon Views 1 after June 2025, a mortgage registration on 31 July 2026. In the sister project Lagoon Views 2, a 1 bedroom of 798 sq ft sold for AED 1,322,000 and a 2 bedroom of 1,145 sq ft for AED 2,000,000 on 22 September 2026 (Data Habibi, DLD data).

## DAMAC Lagoons Andalucia payment plan

The launch brochure (January 2024) set out two plans. Both start with a 20% deposit plus the 4% DLD fee, followed by 1% monthly instalments over 32 months with larger payments every six months and small payments at 80% and 90% completion.

Under any of these plans, 20% to 40% of the price is due at completion, so the date of that payment moves with the handover date.

## How Andalucia compares with other DAMAC Lagoons homes

Andalucia is the lowest-priced way into DAMAC Lagoons. Its 1 bedroom launch price of AED 979,000 compares with about AED 1.5 million for a 3 bedroom townhouse at the [Santorini](/projects/damac-lagoons-santorini/) launch in 2021. Later Lagoon Views phases carry dates from March to December 2027, and most townhouse clusters were registered for completion in 2025. ## What to check before buying at DAMAC Lagoons Andalucia

1. **Which DLD project your unit is in.** Andalucia is sold under one name, but the DLD tracks Lagoon Views 1 and Lagoon Views 2 separately.
2. **The completion date in the SPA.** Material in circulation gives January 2027, Q2 2027 and, on one broker page, Q4 2027.
3. **Which payment plan the SPA uses**, since the final payment can be 20%, 30% or 40% of the price.
4. **Resale rules before handover.** No resales have been registered in Lagoon Views 1, so DAMAC's NOC terms for a transfer apply.
