## When will DAMAC Islands be handed over?

DAMAC launched DAMAC Islands on 10 December 2024. It reported AED 10 billion of sales and more than 3,000 units sold within 10 hours. Property Finder lists the main project's handover as Q4 2028, matching individual listings for its original clusters, Maldives, Bora Bora, Hawaii and the early Fiji and Bali releases. Some phases sold later inside DAMAC Islands, such as Seychelles and Bali Phase 4, carry a later Q2 2029 date.

A second phase, DAMAC Islands 2, launched on 13 November 2025 with townhouses from about AED 2.8 million. DAMAC's own project guide gives its handover as Q2 2030, about 18 months after phase 1.

No unit at DAMAC Islands has actually been handed over yet. The Dubai Land Department's project register, via PropertyIndex, lists DAMAC Islands as pre launch. DAMAC's own 2026 handover updates, including its 4 September 2026 release on 50,000 homes delivered, name DAMAC Hills, DAMAC Hills 2, DAMAC Lagoons, Chic Tower and Elegance Tower as the projects handing over units that year. DAMAC Islands is not among them.

## What is the DAMAC Islands payment plan?

Property Finder lists the phase 1 plan as 20% at booking, 40% during construction and 40% at handover. That final 40% is a large sum to fund in 2028, from cash, a mortgage or a sale before handover. DAMAC Islands 2 is sold on a different split, 20/55/25, with 25% due at handover in Q2 2030.

## What do homes at DAMAC Islands cost?

Listings today ask more than the launch prices. An asking price is what a seller wants, not what a buyer paid.

The wider Dubailand villa market rose far less over the same period: Bayut reports Dubailand villas at AED 1,609 per sq ft in H1 2026, against AED 1,582 in 2025, a rise of 1.7%. September listing figures are portal asking prices and portal averages, not DLD-registered resale prices.

## How many homes have sold at DAMAC Islands?

DAMAC Islands ranked second in Dubai by registered off-plan sales in H1 2026, with 3,388 villa sales worth AED 24.6 billion (Reliant Surveyors, Aug 2026). Only Azizi Venice, in Dubai South, recorded more.

## Who is the developer and what is its handover record?

DAMAC reports 50,000 units delivered to date and 8,800 handovers planned for 2026, across projects that do not currently include DAMAC Islands.

## What to check before booking

1. **Which cluster and phase your unit sits in.** Q4 2028 does not apply to every DAMAC Islands listing.
2. **The SPA date for your exact unit**, since this is what your contract enforces, not a portal's estimate.
3. **The DLD project status** for the building, through DLD's project status enquiry service.
4. **How you will fund the 40% (or 25%) due at handover**, in 2028 or 2030.
5. **The unit's price against registered resales** in the same phase, not against the launch price.
