## When will DAMAC Hills 2 be handed over?

DAMAC Hills 2, formerly marketed as Akoya Oxygen, is one of Dubai's largest single communities. Older clusters such as Claret, where 315 townhouses were handed over from July 2019, are long complete, along with more than 20 other named clusters. The phases below are the ones currently on sale or under construction.

Verona is the clearest case of a passed date. Property Finder's project page still shows a June 2026 completion, but Propsearch, checked on 16 August 2026, describes it as under development with no confirmed handover. If you own or are buying in Verona, the date in your own sale and purchase agreement is what applies, not either of these published estimates.

## What is the DAMAC Hills 2 payment plan?

Payment plans differ by cluster and launch. Property Finder lists Elo 2 and Verona both at 20% on booking, 50% during construction and 30% on handover. Elo 3 uses a steeper front-loaded plan of 20% booking, 60% construction and only 20% on handover. Violet 4 splits closer to the middle, at 20% booking, 40% construction and 40% on handover.

As a worked example, Elo 2's cheapest listed 1 bedroom apartment is AED 577,000. A 20% deposit is AED 115,400. Dubai's 4% Dubai Land Department registration fee adds a further AED 23,080. That puts the cash needed at booking at about AED 138,480, before any agency or admin fees. This is an example for one unit at one price point, not a quote.

## Who is the developer and what is its handover record?

DAMAC Properties reports more than 50,000 homes delivered across its portfolio and 8,800 handovers planned for 2026. Within DAMAC Hills 2 specifically, the Claret cluster's 315 townhouses were handed over from July 2019, showing the community has a long completed core alongside the newer phases still being built.

## What to check before booking

1. **The exact cluster and building name**, not just "DAMAC Hills 2". The community has more than 30 named clusters at different stages.
2. **The handover date in your sale and purchase agreement**, especially in Verona, where the publicly listed date has already passed.
3. **The payment plan for your specific phase**, since Elo 2, Elo 3 and Violet 4 all use different splits.
4. **The DLD project status** for your building, through the Dubai Land Department's project status enquiry service.
5. **How the 4% DLD registration fee is billed** alongside your deposit, since it is due on top of the booking payment.
