## When will Crystal Tower by VHS be handed over?

Property Finder gives Q4 2028 for Crystal Tower by VHS, with an expected completion date of 31 December 2028. The Dubai Land Department (DLD) register, where the building is listed as Crystal Tower by VHS, project number 4118, records a completion date of 1 December 2028. Several agency listings, including Takween Aldar, ezre and F and C Properties, still show Q1 2028 or 31 March 2028, an earlier date that the register and Property Finder no longer use.

The DLD inspection of 1 July 2026 recorded 0.34% complete (DLD project register via Continental Club, registry updated 5 October 2026). Work has barely started, with about 29 months left to the registered date.

## Crystal Tower by VHS construction update

The first DLD inspection, on 16 October 2025, recorded 0%, and the second, on 1 July 2026, recorded 0.34%. The register gives the start of construction as December 2025, while Property Finder shows 2 January 2026. The building is registered as ground, two podium levels, four floors and a roof, on a plot in Al Warsan First within International City. Escrow is held at the Dubai branch of Al Ahli Bank of Kuwait.

Agencies also list a 60/40 plan (10% booking, 50% during construction, 40% on handover) and a 50/50 plan (10%, 40%, 50% on handover); Continental Club notes a zero down payment option. On a AED 672,000 studio, 40% on handover is about AED 269,000 and 50% is AED 336,000.

## Crystal Tower by VHS developer and delivery record

Continental Club gives 2025 as the founding year of VHS Real Estate Developments, the company named in the DLD register, which markets as VHS Developments. As a new company, it has no published handover record to compare against the December 2028 date.

## What to check before buying at Crystal Tower by VHS

1. **The completion date in the SPA,** since listings range from Q1 2028 to 31 December 2028.
2. **Which payment plan the SPA uses,** and how much is due on handover and after it.
3. **Progress at the next DLD inspection.** At 0.34% in July 2026, the building must average more than 3 points a month to meet December 2028.
