## Creek Vistas Grande overview

Creek Vistas Grande is a single residential tower by Sobha Realty in Sobha Hartland, the older Sobha community in Mohammed Bin Rashid City. The DLD register lists 400 homes in one building of a basement, ground floor, four podium levels, two service floors, 37 typical floors and a roof; Propsearch describes it as 44 storeys. Homes are 1, 2 and 3 bedroom apartments facing Downtown Dubai, the Dubai Canal and the Ras Al Khor Wildlife Sanctuary. Sobha marketed it in 2022 as the last Downtown facing apartments in Sobha Hartland. Bookings opened on 15 June 2022 (Property Finder), the DLD inspection of 27 December 2024 recorded it 100% complete, and Sobha announced the handover on 30 January 2025. The tower is sold out, so homes now sell on resale.

## Creek Vistas Grande prices

The table shows the 2022 launch price list. Sizes match the floor plans on Property Finder.

Broker launch listings in 2022 rounded the starting price to AED 1.3 million (Your Place Dubai; Aeon and Trisl). Property Finder now shows a launch price of AED 2.8 million, which does not match the 2022 price lists. Some launch listings gave 2 bedrooms from 1,018 sq ft and 3 bedrooms up to 1,962 sq ft.

DLD-registered resales are above launch prices. 856 sq ft 1 bedrooms sold for AED 1,468,005 on 5 October 2026 and AED 1,650,000 on 6 October 2026, a 1,195 sq ft 2 bedroom for AED 2,770,000 on 9 September 2026, and a 1,636 sq ft 3 bedroom for AED 3,650,000 on 22 July 2026 (UAE Property Checker; Property Finder). Medians differ by source and period: Continental Club gives about AED 1.42 million for a 1 bedroom and AED 2.25 million for a 2 bedroom, while BrickDXB gives AED 1.65 million and AED 2.52 million for the 24 months to 5 October 2026. Mitchell's counts 68 sales between 28 April 2025 and 4 October 2026 at a median of AED 2,138 per sq ft.

## Creek Vistas Grande payment plan

At launch the tower was sold on a 60/40 plan.

Some 2022 listings advertised a version with 10% on booking and the final 40% spread over 24 months after handover (Aeon and Trisl, 13 April 2022). Sobha has not said how many buyers took that post-handover version. The tower is complete, so new buyers pay through a resale transfer.

## Creek Vistas Grande location

Creek Vistas Grande is in Sobha Hartland, Mohammed Bin Rashid City, between Al Khail Road and the Ras Al Khor Wildlife Sanctuary, with views over the Dubai Canal to Downtown Dubai. Property Finder gives drive times of about 5 minutes to Burj Khalifa, The Dubai Mall, Meydan Racecourse and the wildlife sanctuary, 10 minutes to DIFC and 20 minutes to Dubai International Airport.

## When was Creek Vistas Grande handed over?

Creek Vistas Grande is complete and handed over. The DLD inspection of 27 December 2024 recorded it 100% complete, and Sobha announced the handover on 30 January 2025.

That was earlier than promised. Brokers selling the tower in 2022 gave a July 2025 handover, and the DLD registered completion date is 31 July 2025. In November 2024 Sobha said it would deliver about eight months ahead of its original timeline (CBNME, 18 November 2024). Propsearch records completion in November 2024.

## Creek Vistas Grande construction update

There is no construction left. The DLD register records a start on 15 June 2022 and 100% complete at the inspection of 27 December 2024, about two and a half years from start to finish, and lists the project as completed. Sobha credited the speed to its in-house building model and factory-made bathroom pods (CBNME, 18 November 2024).

## Creek Vistas Grande developer record

Creek Vistas Grande is one of Sobha's early deliveries in Sobha Hartland, alongside Crest Grande, which received its Building Completion Certificate on 25 March 2026. Not every tower there has kept to its date: Data Habibi records that Waves Opulence, also in Sobha Hartland, finished 11 months after its Q3 2025 promise.

## Creek Vistas Grande rents and service charges

Rents registered in September 2026 ran from AED 85,000 to AED 115,000 for 1 bedrooms, AED 110,000 to AED 175,000 for 2 bedrooms and AED 185,000 to AED 190,000 for 3 bedrooms. Continental Club puts the gross yield at 7.1%; BrickDXB gives 6.1% for 2 bedrooms. The RERA approved service charge for 2026 is AED 18.71 per sq ft, up 5.2% on 2025, or about AED 15,300 a year for an 820 sq ft 1 bedroom.

## What to check before buying at Creek Vistas Grande

1. **The title deed and any unpaid instalments.** A seller on the post-handover version of the plan may still owe Sobha part of the price.
2. **The 2026 service charge**, AED 18.71 per sq ft, and whether the seller has paid it.
3. **The unit's condition.** One owner review on Property Finder reports cracks in walls and ceilings appearing after the one year defect liability period, so a snagging survey of the specific unit is relevant.
4. **The view and layout**, since the five 1 bedroom layouts differ in size and outlook, from Burj Khalifa to the canal and podium.
