## When will City Walk Crestlane be handed over?

City Walk Crestlane does not have one handover date. It is five phases of two mid-rise buildings each, and the Dubai Land Department (DLD) register gives each phase its own registered completion date. Crestlane 2 and Crestlane 3, launched first in February 2025, are registered for 10 December 2028. The phase launched in June 2025, registered simply as City Walk Crestlane, is registered for 30 September 2029. Crestlane 4 and Crestlane 5, launched in December 2025, are registered for 25 April 2030 (DLD project register via Continental Club, updated 7 October 2026).

Meraas gave an earlier target in September 2026. Announcing its main construction contract for 394 apartments across four buildings, it said completion is anticipated by Q3 2028. Portals quote other dates: Continental Club shows a developer-supplied Q2 2029 for Crestlane 2, and Propsearch estimates Q2 2029 for the June 2025 phase.

## City Walk Crestlane construction update

All five phases are at an early stage. Crestlane 2 was 6.83% complete at a DLD inspection on 8 October 2026, up from 5.20% on 12 June 2026, and Crestlane 3 was 4.59% complete on 15 September 2026, up from 0.04% in March. Both started construction on 16 April 2025. The June 2025 phase was 0.19% complete on 3 August 2026, after a recorded start on 8 September 2025. Crestlane 4 and Crestlane 5 were both at 0.01% on 12 June 2026.

Meraas has awarded two contracts in 2026. On 10 August it appointed International Foundation Group for site preparation, excavation, shoring and piling for two residential buildings in Phase 3. On 7 September it awarded Parkway International Contracting a main contract worth more than AED 590 million for 394 apartments across four buildings. The 394 figure matches the unit count Meraas gave for Crestlane 2 and 3 at launch.

## City Walk Crestlane homes and sizes

The community has 965 units across the five phases in the DLD register: 203 in Crestlane 2, 195 in Crestlane 3, 202 in the June 2025 phase, 204 in Crestlane 4 and 161 in Crestlane 5. Meraas announced slightly lower counts at launch (394 for Crestlane 2 and 3, and 201 and 159 for Crestlane 4 and 5). Each building in the June 2025 phase has 14 storeys and one basement for parking (Propsearch). Home types run from 1 bedroom apartments to 4 bedroom park duplexes, with some 5 bedroom penthouses in the first release.

Sizes and prices are from DLD off-plan sales in the June 2025 phase, whose buildings appear in DLD records as City Walk Crestlane 1 Building A and Building B (Propsearch). They are examples, not a full price list.

## City Walk Crestlane prices and resale

At the February 2025 launch, prices started from AED 2.62 million for a 1 bedroom, with duplexes and penthouses up to about AED 16.3 million (Dubai.News, 7 February 2025). Meraas listed City Walk Crestlane from AED 2.70 million on its project page in October 2026.

Registered prices are well above AED 3,000 per sq ft. A 1 bedroom sold at AED 3,425 per sq ft in October 2025 and a 4 bedroom at about AED 3,795 per sq ft in August 2026 (DLD via Propsearch). In Crestlane 4, 184 sales in the 12 months to October 2026 had a median of AED 3.60 million and AED 3,369 per sq ft (Dubai Data). Almost all of these are first sales from Meraas. There is no completed resale market in the project yet.

## City Walk Crestlane payment plan

The first phases were sold on a 75/25 plan: 20% on booking, 55% in instalments during construction and 25% on handover (Dubai.News, 7 February 2025). Continental Club lists the same plan for Crestlane 2 and 3, with the construction share split over six instalments. There is no post-handover portion, so the final 25% falls due when the buyer's building is completed.

## City Walk Crestlane developer and delivery record

Meraas is part of Dubai Holding Real Estate and built City Walk itself, as well as Bluewaters and La Mer. The DLD registers Crestlane under its subsidiary Citywalk Residential 1. The 2026 contract awards show the first four buildings moving from enabling works to main construction, about 19 months after Crestlane 2 and 3 were launched.

## What to check before buying at City Walk Crestlane

1. **Which phase the unit is in.** The registered completion dates for the five phases differ by more than 16 months, from 10 December 2028 to 25 April 2030.
2. **The completion date in the SPA.** Meraas's Q3 2028 target, the DLD dates and portal dates all differ.
3. **The 25% handover payment.** It is due on completion of the buyer's own building, so it moves with that building's date.
4. **The DLD progress of the building.** The DLD project status service shows each phase's latest inspection figure.
