## When will Binghatti Wraith be handed over?

The registered completion date for Binghatti Wraith is 30 December 2027. That is the date the Dubai Land Department holds for project 4482. Launch listings give Q4 2027 (Alnair, 9 June 2026; Binayah), which matches. Binghatti's own project page did not show a date when checked on 11 October 2026.

The register sets construction to start on 1 July 2026, which leaves 18 months to the registered date. The only DLD inspection published, on 20 May 2026, recorded 0%, before that start date. No later figure had been published by 4 October 2026.

## Binghatti Wraith construction update

Wraith is at an early stage. The DLD register lists a construction start of 1 July 2026 and an escrow account at United Arab Bank, and Propsearch still listed the project as planned on 3 September 2026. The DLD records the project value at AED 308 million. The first inspection after work began had not been published by 11 October 2026.

## Binghatti Wraith homes and sizes

Wraith is a 19 storey tower in Al Jaddaf: a ground floor with a double height lobby and shops, four podium levels of parking and amenities, 14 residential floors and a roof. Propsearch places it on a 106,803 sq ft plot inside a major roundabout. The DLD register lists 881 units: 196 studios, 563 one bedroom, 86 two bedroom and 2 three bedroom apartments, plus 34 shops. Propsearch gives 889 units and Continental Club 855 apartments.

## Binghatti Wraith prices and resale

Binghatti launched Wraith at an event at the Grand Hyatt Dubai on 8 June 2026, with an AED 20,000 booking deposit (707 Real Estate). Property Finder records booking opening on 1 June 2026. One broker offered early access studios from AED 775,000 (Alnair, 9 June 2026), and Binayah reported that Binghatti covered the 4% DLD fee on the first release.

By 3 October 2026, the DLD had registered 48 sales, all from the developer. The median was AED 811,999 for a studio, AED 1,275,000 for a 1 bedroom and AED 2,122,999 for a 2 bedroom, or about AED 1,860 per sq ft (Continental Club). Recent sales include a 664 sq ft 1 bedroom at AED 1,275,000 on 2 October 2026 and a 1,185 sq ft 2 bedroom at AED 2,251,999 on 29 September 2026.

## Binghatti Wraith payment plan

Wraith is sold on a 50/50 plan: 50% during construction and 50% on handover, with no post handover instalments (Binayah; Alnair). Sources describe the first half differently: 10% down and 40% during construction (Continental Club), or 20% and 30% (Inside Realty). On a studio at AED 799,999, the handover payment is about AED 400,000, a larger final share than Binghatti's usual 30%.

## Binghatti Wraith developer and delivery record

Wraith is one of several Binghatti towers in Al Jaddaf. Binghatti Ghost there is recorded on the DLD register as handed over on 24 September 2026, against a Q1 2026 target, Binghatti Starlight passed its 31 March 2026 registered date at 63.11% complete, and Binghatti Moonlight passed its 15 June 2026 date at 19.24%. ## What to check before buying at Binghatti Wraith

1. **The payment split in the SPA**, since sources give different down payments within the 50/50 plan.
2. **Whether the 4% DLD fee waiver applies to the unit**, as Binayah says it covered the first release only.
3. **The first DLD progress reading after the 1 July 2026 construction start**, through the DLD project status enquiry service for project 4482.
4. **The completion date and grace period in the SPA**, given that half the price is due at handover.
