## When will Binghatti Twilight be handed over?

Binghatti Twilight has not been handed over. Binghatti's project page says the tower is scheduled for completion in Q1 2026. The Dubai Land Department (DLD) project register, which lists it as "Binghatti Twilight", holds a registered completion date of 30 April 2026. Continental Club records the developer's planned handover as Q2 2026. All of these have passed.

At the latest DLD inspection, on 14 September 2026, the building was 55.41% complete. Propsearch, last updated on 7 May 2026, still showed the old March 2026 estimate. Binghatti has not published a revised date.

## Binghatti Twilight construction update

The DLD register records construction starting on 1 April 2025. Progress was 32.01% at the inspection on 30 April 2026 and 55.41% on 14 September 2026, a gain of 23.4 points in four and a half months (DLD project register via Continental Club). The escrow account is with Sharjah Islamic Bank, and the DLD project number is 3397.

Propsearch names Granada Europe Engineering Contracting as main contractor and Silver Stone Engineering Consultants as architect, the same pair recorded for Binghatti Ruby.

## Binghatti Twilight homes and sizes

Binghatti Twilight is a single mixed-use tower in Al Jaddaf, close to Dubai Creek. Binghatti describes 4 basement levels, a ground floor, 3 parking levels, 22 residential floors, a mechanical floor and a roof. It holds 228 apartments, 47 offices and 2 ground floor shops, 277 units in all.

## Binghatti Twilight prices and resale

Binghatti was reported to be preparing the Al Jaddaf launch in September 2024 (Dubai Housing, 10 September 2024). Agent listings give launch prices from AED 1,299,000 for a 1 bedroom, AED 1,799,000 for a 2 bedroom and AED 2,749,000 for a 3 bedroom (DNK Real Estate).

The DLD register shows 256 sales since 2024, with one resale. Median prices were AED 1,355,000 for a 1 bedroom of about 807 sq ft, AED 1,912,000 for a 2 bedroom of about 1,055 sq ft and AED 2,749,000 for a 3 bedroom. The overall median was about AED 1,794 per sq ft, up 18% on the previous 12 months while the wider district fell 3% (Continental Club, register updated 4 October 2026). Recent registered sales include a 1 bedroom of about 905 sq ft at AED 1,305,000 on 25 September 2026 and a 2 bedroom of about 1,057 sq ft at AED 2,070,000 on 17 September 2026.

Binghatti's page listed offices from AED 2,782,185 for 795 sq ft when checked on 11 October 2026.

## Binghatti Twilight payment plan

Binghatti lists a 20/50/30 plan:

- 20% on signing the contract
- 50% during construction
- 30% upon completion

No post-handover instalments are listed, so the final 30% falls due when the tower is completed.

## Binghatti Twilight developer and delivery record

## What to check before buying at Binghatti Twilight

1. **The SPA completion date and grace period**, since Q1 2026 and the registered date of 30 April 2026 have both passed.
2. **The latest DLD progress figure.** The 14 September 2026 inspection recorded 55.41%.
3. **Where the unit sits.** Offices and shops share the tower with homes, and 2 bedroom sizes range widely, from 875 to 1,286 sq ft.
4. **Recent DLD prices for the same layout**, since nearly all registered sales so far are from the developer.
