## Binghatti Titania overview

Binghatti Titania is a single residential tower by Binghatti Developers in Majan, Dubailand. Binghatti describes 38 floors: 3 basements, ground, 4 podium levels, 32 residential floors, a mechanical floor and a roof. The DLD register describes 25 residential floors instead. The tower sits on a 5,812 sq m plot and offers studios, 1 and 2 bedroom apartments, with a family pool deck, kids' pool, gym and yoga area.

Sources disagree on the unit count: Propsearch and Mitchells' copy of the DLD register give 789 units, while Continental Club's copy gives 614. Binghatti launched Titania in October 2025. The registered construction start is 1 October 2025, and the project is under construction as DLD project 4104. DLD had registered 731 sales by 10 October 2026, nearly all bought from the developer (Continental Club).

Size ranges are from floor plans on Data Habibi (October 2026). Launch prices in October 2025 were about AED 680,000 for studios, AED 1.05 million for 1 bedrooms and AED 1.55 million for 2 bedrooms (Alnair, 13 October 2025), so list prices have barely moved in a year.

DLD-registered sales: across all 731 sales since 2025, the median was AED 691,999 for a studio of about 375 sq ft, AED 1.15 million for a 1 bedroom and AED 1,566,999 for a 2 bedroom (Continental Club, 10 October 2026). Between 1 September and 6 October 2026, most studios sold at AED 675,000, with a range of AED 575,000 to AED 730,999. Mitchells puts the median at AED 1,630 per sq ft across 567 sales since 28 April 2025, 10.8% below the Wadi Al Safa 3 off-plan median (4 October 2026). Quarterly medians fell from AED 1,831 per sq ft in Q4 2025, the launch quarter, to AED 1,602 in Q3 2026 to 26 September. Sales were heaviest at launch, with 437 in Q4 2025 and under 100 in each quarter of 2026 (Overit).

## Binghatti Titania payment plan

Titania launched with a 50/50 plan (Alnair; Continental Club). DirectDXB described it on 27 September 2026 as 10% down payment, 40% during construction and 50% on handover. Propsearch, Data Habibi and other agents list a 70/30 plan instead.

No post-handover plan has been published. On a AED 679,999 studio, the handover payment is about AED 340,000 under the 50/50 plan and about AED 204,000 under the 70/30 plan. On a AED 1,057,999 1 bedroom, it is about AED 529,000 and AED 317,400. Buyers on the 50/50 plan carry half the price into the handover date, so any change to that date matters more to them.

## Binghatti Titania location

Titania is in Majan, within the DLD district of Wadi Al Safa 3 in Dubailand. Binghatti places it near Al Barari and Majan's parks, close to Sheikh Mohammed Bin Zayed Road (E311), Sheikh Zayed Road (E11), Umm Suqeim Road and the Dubai to Al Ain Road. Binghatti does not publish drive times for the tower.

## When will Binghatti Titania be handed over?

The DLD register, under project number 4104, holds a registered completion date of 28 February 2027. At launch in October 2025, completion was given as February 2027 (Alnair, 13 October 2025). Propsearch, updated 31 January 2026, gives February 2027, and Continental Club lists Q1 2027 as the developer's date. Binghatti's own project page does not show a completion date (accessed 12 October 2026).

The DLD register has published one inspection for Titania, on 23 September 2025, at 0%. No later figure was on the register when Continental Club updated its copy on 11 October 2026. With no published progress, the February 2027 date cannot be checked against the build. The registered date allows 17 months from the registered construction start of 1 October 2025 for a 38 storey tower.

## Binghatti Titania construction update

The registered construction start is 1 October 2025. Propsearch names Millionaire Building Contracting as the main contractor and Silver Stone Engineering Consultants as consultant. The developer's cost estimate filed with the Land Department is AED 400 million. Buyer payments go to an escrow account at Dubai Islamic Bank.

## Binghatti Titania developer and delivery record

Binghatti says it has delivered more than 50 developments and has over 40,000 units in its portfolio (Binghatti, 25 March 2026). Another Binghatti tower in Majan with a 2027 date, [Binghatti Vintage](/answers/binghatti-vintage-handover-date/), also showed only a 0% reading from September 2025 on the register as of late September 2026.

## What to check before buying at Binghatti Titania

1. **Current construction progress.** The register shows only a 0% reading from September 2025, so the next DLD inspection is the first real progress figure.
2. **The completion date and grace period in the SPA**, against the registered 28 February 2027.
3. **Which payment plan the contract uses.** Half the price is due on handover under the 50/50 plan.
4. **The unit count and floor layout**, since sources give 789 or 614 units and 25 or 32 residential floors.
