## Binghatti Skyblade overview

Binghatti Skyblade is a single residential tower by Binghatti Developers on Burj Khalifa Boulevard in Downtown Dubai. Binghatti describes 4 basements, ground, 3 podium levels, 55 residential floors, 5 mechanical floors and a roof, 65 storeys in all, on a plot of 55,166 sq ft (Propsearch). Binghatti unveiled it at a launch event in Istanbul in September 2025 as an AED 2 billion project (Construction Week Online, 9 September 2025).

Binghatti lists 619 homes and 2 shops, after announcing 621 residences at launch. The DLD register counts 596 units: 356 studios, 125 one bedroom, 95 two bedroom and 18 three bedroom units, plus 2 other units. Unit names include premium studios, 1 bedroom Royal Suites, 2 bedroom Burj Royal Suites and 3 bedroom Burj Royal Wing units. Some studios have private jacuzzis and some larger units have private pools. The tower is under construction as DLD project 3725.

Sizes are the DLD register's typical ranges, via Continental Club. Binghatti's own page gave a single entry price of AED 1,674,999 on 12 October 2026, slightly below Property Finder's studio figure. Property Finder marked all its listed units as out of stock. Launch prices started at about AED 1.67 million (Propsearch) to AED 1.7 million (Data Habibi).

DLD-registered sales: in the 12 months to 26 September 2026, medians were AED 1.8 million for a studio (346 sales), AED 3.7 million for a 1 bedroom (120), AED 4.9 million for a 2 bedroom (90) and AED 13.4 million for a 3 bedroom (5) (Overit). Mitchells puts the median at AED 3,909 per sq ft across 387 sales since 28 April 2025, 2.4% above the Burj Khalifa district off-plan median. Recent sales include a 533 sq ft studio at AED 2,014,999 on 21 September 2026 and a 1,261 sq ft 2 bedroom at AED 4,959,999 on 2 October 2026 (Propsearch).

## Binghatti Skyblade payment plan

Binghatti's page and Property Finder give the current plan: 20% on signing, 50% during construction and 30% on completion. Propsearch and Data Habibi record the launch plan as 10% on booking, 50% during construction and 40% on handover, and Continental Club also describes a 60/40 plan with 10% down at launch. Buyers from the launch period may be on the 10/50/40 terms. Agent listings give a service charge of AED 20 to AED 22 per sq ft a year (JRE; Dubai Housing, accessed 12 October 2026), about AED 44,000 to AED 48,000 a year for a 2,196 sq ft 3 bedroom; Binghatti has not published a figure.

No post-handover plan has been published. On a 2 bedroom at AED 4,959,999, the completion payment is about AED 1.49 million at 30% and about AED 1.98 million at 40%.

## Binghatti Skyblade location

Skyblade stands on Burj Khalifa Boulevard in Downtown Dubai, in the DLD district of Burj Khalifa, with views of Burj Khalifa and the Dubai Water Canal. Binghatti gives direct access to Sheikh Zayed Road, Al Khail Road and Marasi Drive, and lists drive times of 3 minutes to Burj Khalifa, Dubai Mall and Dubai Opera, 10 minutes to DIFC, 12 minutes to the Museum of the Future and 16 minutes to Dubai International Airport (accessed 12 October 2026).

## When will Binghatti Skyblade be handed over?

Binghatti's project page says Binghatti Skyblade will be completed in Q4 2027 (accessed 12 October 2026). The DLD register holds a registered completion date of 30 November 2027. Propsearch and Data Habibi also give Q4 2027, with Data Habibi naming November 2027, while Property Finder shows 28 December 2027.

The tower was 17.06% complete at the last DLD inspection on 21 April 2026. No newer inspection had been published by 4 October 2026 (Mitchells).

To reach 100% by 30 November 2027, the tower needs about 83 more points in roughly 19 months from the April 2026 inspection, close to 4.4 points a month. That is about three times the rate recorded between August 2025 and April 2026, so the next published inspection will show whether the pace has picked up.

## Binghatti Skyblade construction update

The DLD register records construction starting on 1 February 2025. Inspections put progress at 6.02% on 20 August 2025 and 17.06% on 21 April 2026, an increase of 11.04 points in eight months (DLD register via Continental Club). The register describes one building of 4 basements, ground, 3 podium levels, 61 upper floors and a roof. Silver Stone Engineering Consultants is the consultant. The developer's cost estimate filed with the Land Department is AED 880 million, and buyer payments go to an escrow account at Dubai Islamic Bank.

## Binghatti Skyblade developer and delivery record

Binghatti says it has delivered more than 50 developments and has over 40,000 units in its portfolio (Binghatti, 25 March 2026). Several Binghatti towers due in 2026 have passed their dates, but Skyblade's own date has not changed since launch.

## What to check before buying at Binghatti Skyblade

1. **Which payment plan applies**, 20/50/30 or the 10/50/40 launch terms, since the handover payment differs by 10% of the price.
2. **The completion date and grace period in the SPA**, against the registered date of 30 November 2027.
3. **The latest DLD inspection for project 3725.** The 17.06% figure dates from 21 April 2026.
4. **The unit's features**, such as a private pool or jacuzzi, which explain part of the price spread per sq ft.
