## When will Binghatti Hillviews be handed over?

There is no firm handover date for Binghatti Hillviews. The Dubai Land Department (DLD) register holds a registered completion date of 1 April 2026 for the tower, DLD project 3321, and that date has passed. Binghatti's project page now says the project is "scheduled for completion in Q4 2026". Continental Club's record shows a developer-supplied date of Q2 2027.

The last published DLD inspection, on 25 June 2026, recorded 32.6% complete (DLD project register via Continental Club, inspection 25 June 2026). With about two thirds of the work left at the end of June 2026, meeting Q4 2026 would need much faster progress than the 19.27 points recorded in the first half of 2026.

## Binghatti Hillviews construction update

Construction started on 1 October 2024, the day after sales opened (DLD register; Property Finder). Progress rose by 19.27 points between the DLD inspections of 31 December 2025 and 25 June 2026, from about 13% to 32.6% (Continental Club). The register extract published by Mitchells on 4 October 2026 still showed 32.6%.

DLD's filed description is two basements, ground, four podium levels, 37 residential floors, a mechanical floor and a roof. The main contractor is Granada Europe Engineering Contracting Company and the architect is Silver Stone Engineering Consultants (Propsearch). The developer's filed build cost is AED 859 million.

## Binghatti Hillviews homes and sizes

Binghatti lists 1,552 apartments; the DLD register counts 1,581 units, which include eight ground floor shops (Propsearch). Every home is a studio, 1 bedroom or 2 bedroom.

Sizes are from developer listings (DirectDXB, 10 October 2026). DLD sales also show some studios of about 567 sq ft and 1 bedrooms from 664 to 1,005 sq ft (Dubai Handover).

## Binghatti Hillviews prices and resale

Sales opened on 1 October 2024 with a launch price of AED 824,000 (Property Finder); one broker advertised studios from AED 800,000 that month. In October 2026 Binghatti still had a few studios for sale, from AED 853,000 for 426 sq ft (Binghatti; DirectDXB, 10 October 2026).

The tower is almost sold out on the register: 1,576 sales against 1,581 units by 28 September 2026 (Mitchells). The median across 1,001 sales from 28 April 2025 was AED 1,667 per sq ft. Sales registered since 5 January 2026 had medians of AED 825,000 for studios (54 sales), AED 1.3 million for 1 bedrooms and AED 2.0 million for 2 bedrooms (Dubai Handover). Recent studio sales ranged from AED 750,000 to AED 855,000 in September and early October 2026.

## Binghatti Hillviews payment plan

Binghatti's plan is 20% on booking, 50% during construction and 30% on completion. Continental Club's record shows the 50% split across five construction instalments, with the final 30% due at 100% completion. The 4% DLD registration fee is paid on top.

## Binghatti Hillviews developer and delivery record

Binghatti Developers was founded in 2008. DLD records show 36 delivered Binghatti projects and 10,899 homes handed over, with 32 more in development (Oliva, accessed 11 October 2026). Next door, [Binghatti Hills](/projects/binghatti-hills/) passed its Q2 2026 target and was 90% complete in July 2026. ## What to check before buying at Binghatti Hillviews

1. **The SPA completion date.** Sources give 1 April 2026 (DLD), Q4 2026 (Binghatti) and Q2 2027 (Continental Club), and the SPA date and grace period are what bind the developer.
2. **The tower name.** Binghatti Hills, Hillside and Hillviews are three separate projects in Dubai Science Park with very different progress.
3. **Resale terms.** Almost every unit is sold, so most purchases now are resales of off-plan contracts, where the remaining instalments pass to the new buyer.
4. **The escrow account.** Payments for project 3321 belong in the escrow account at Abu Dhabi Islamic Bank shown in the Dubai REST app.
