## When will Binghatti Etherea be handed over?

Binghatti's project page says Binghatti Etherea is scheduled for handover in July 2027. The Dubai Land Department (DLD) project register, under the name "Binghatti Etherea" (project number 4303), holds a later registered completion date of 31 December 2027. Continental Club records Q3 2027 as the developer supplied date, and several broker pages show Q4 2027.

The July 2027 target leaves about ten months from the September 2026 inspection to finish a tower that was 7.24% built. The registered date adds a further five months. The binding date for each apartment is the one in its SPA.

## Binghatti Etherea construction update

The register records a construction start of 1 January 2026. A DLD inspection on 15 September 2026 recorded 7.24% progress; the previous inspection was on 17 December 2025, before the registered start (Continental Club). The escrow account is held at Mashreq Bank (Mitchell's, register as at 4 October 2026).

## Binghatti Etherea homes and sizes

Binghatti Etherea is a single tower in District 11 of Jumeirah Village Circle (JVC), with a basement, ground floor, 5 podium levels, 22 residential floors, a mechanical floor and a roof. Binghatti lists more than 10 amenities. The DLD register places the plot in Al Barsha South Fourth, the official district that covers JVC.

Unit counts and most sizes are from the DLD register via Continental Club; the smallest 2 bedroom size and prices are from Binghatti's project page, accessed 11 October 2026. The DLD register lists 287 units, and Realty Hunting cites 282 homes.

## Binghatti Etherea prices and resale

Binghatti's price list of 8 September 2026 starts at AED 764,999 for a 336 sq ft studio, about AED 2,277 per sq ft (Binghatti Space). The first DLD-registered sale was on 5 November 2025, and Mitchell's counts 63 registered sales to 2 October 2026.

Continental Club's medians are AED 766,999 for studios of about 336 sq ft (42 deals) and AED 1,235,999 for 1 bedrooms of about 656 sq ft (17 deals), with an overall median of about AED 2,275 per sq ft. Some September 2026 sales came in below list price, including 1 bedrooms at AED 1,000,000 on 18 September and a studio at AED 700,000 on 17 September. A 2 bedroom of about 875 sq ft sold for AED 1,600,000 on 7 September 2026. No resales had been registered.

## Binghatti Etherea payment plan

The plan on Binghatti's page is 20% on booking, 50% during construction and 30% on completion. On the AED 764,999 studio that is AED 153,000 at booking, AED 382,500 during construction and AED 229,500 on completion, plus the 4% DLD fee. Binghatti also sells some units on its other standard plans of 50/20/30, 70/30 or full payment (Binghatti Space). Impala lists a service charge of AED 15 per sq ft, which would start at handover.

## Binghatti Etherea developer and delivery record

Binghatti Developers delivered about 1,700 units in the first half of 2026, but cut its expected 2026 handovers from 16 projects to 13 (Binghatti, H1 2026 results, 27 July 2026). In December 2024 it delivered six projects in JVC (Khaleej Times, 12 December 2024). Its JVC record is mixed: [Binghatti Amberhall](/projects/binghatti-amberhall/), also in JVC, was 38.03% complete at a DLD inspection on 30 April 2026, two months after its registered completion date of 28 February 2026.

## What to check before buying at Binghatti Etherea

1. **The date in the SPA**, since Binghatti's page says July 2027 and the register says 31 December 2027.
2. **The price paid against recent DLD sales.** Some 1 bedrooms registered at AED 1,000,000 in September 2026, against a list price from AED 1,199,999.
3. **The 30% completion payment**, about AED 360,000 on a 1 bedroom at list price.
4. **Progress at the next DLD inspection** for project 4303, to see whether July 2027 is still realistic.
