## When will Binghatti Circle be handed over?

Binghatti gives Q2 2027 for Binghatti Circle, and the registered completion date with the Dubai Land Department is 31 May 2027, for project 3819. Property Finder lists the same date. The sources agree, and the date has not changed since launch in June 2025.

The last published DLD inspection, on 30 April 2026, recorded 10.33% complete. At that point 13 months were left to the registered date and nearly 90% of the work was still to do, against 10.33% achieved in the first ten months. No newer inspection had been published by 11 October 2026.

## Binghatti Circle construction update

The DLD register records construction starting on 1 June 2025, a first inspection on 23 June 2025 and 10.33% on 30 April 2026. Buyer payments go to an escrow account at Dubai Islamic Bank. The plot, in JVC District 13, was first planned for a cancelled project, Midora Residences, and the DLD lists the project value at AED 400 million (Propsearch, 2 June 2026).

## Binghatti Circle homes and sizes

Binghatti describes two basements, four parking levels, 58 residential floors, three mechanical floors and a roof, and calls it the tallest residential tower in JVC. Propsearch counts 69 storeys. The DLD register lists 822 units.

Sizes are typical ranges from the DLD register (Continental Club, accessed 11 October 2026). Nearly all homes are studios and 1 bedrooms.

## Binghatti Circle prices and resale

Booking opened on 1 June 2025 (Property Finder), with launch coverage following that month (Prelaunch.ae, 20 June 2025). Launch prices started from AED 675,000 for a studio, AED 1 million for a 1 bedroom, AED 1.6 million for a 2 bedroom and AED 2.3 million for a 3 bedroom (Property Finder).

The DLD has registered more than 800 sales, almost all from the developer. Median prices are AED 715,999 for a studio, AED 1,184,167 for a 1 bedroom, AED 1,663,999 for a 2 bedroom and AED 2,349,999 for a 3 bedroom, about AED 1,600 per sq ft overall (Continental Club, accessed 11 October 2026). Recent sales include a 406 sq ft studio at AED 739,999 on 17 September 2026 and a 762 sq ft 1 bedroom at AED 1,254,999 on 18 August 2026. Property Finder marks the apartments sold out from the developer; Binghatti's page still lists an office from AED 2,685,600 for 1,074 sq ft.

## Binghatti Circle payment plan

Binghatti's page gives 20% down, 50% during construction and 30% on completion. Property Finder lists that plan in two versions, with the 50% paid in two or four instalments, and a third option of 10% at launch, 40% during construction and 50% on handover. On a studio at the AED 675,000 launch price, the completion payment is AED 202,500 on the 20/50/30 plan or AED 337,500 on the 10/40/50 plan.

## Binghatti Circle developer and delivery record

Binghatti has completed several smaller towers in JVC. Binghatti Onyx was delivered in December 2024 and Binghatti Phantom in late 2025, while Binghatti Ruby, listed for Q1 2026, was 46.43% complete at the DLD inspection of 23 July 2026. ## What to check before buying at Binghatti Circle

1. **Which payment plan the SPA uses**, since 30% or 50% may be due at completion.
2. **The latest DLD percentage for project 3819**, through the DLD project status enquiry service, as the last published figure is from April 2026.
3. **The completion date and grace period in the SPA**, given the gap between 10.33% progress and a May 2027 date.
4. **Whether the unit is an apartment, office or shop**, as prices per sq ft differ.
