## Binghatti Aquarise overview

Binghatti Aquarise is a residential and retail project by Binghatti Developers in Business Bay, on the Dubai Water Canal. The DLD register files it as one project, number 3585, with five buildings, and DLD sales records name Tower A, Tower B and Tower C. Binghatti describes 3 basement levels, 25 residential floors and a rooftop, about 29 floors in all, with about 28 shops at ground level. Facilities listed for the project include a pool deck with an artificial beach, a gym, a running lane, a sky garden, a padel court, a half basketball court and a children's play area (Continental Club). Homes run from studios to 4 bedrooms, including a small number of 2 and 3 bedroom Royal Suites, and are generally sold furnished.

The DLD register's unit breakdown adds up to 1,592 units, while Continental Club and Overit give 1,584. Sales opened by expression of interest on 17 April 2025, after a registered construction start of 15 March 2025. The project is under construction, and DLD had registered 1,347 sales by early October 2026 (Continental Club).

DLD-registered sales: across 1,347 sales since 2025, medians were AED 1,192,999 for a studio, AED 2,246,999 for a 1 bedroom, AED 3,234,999 for a 2 bedroom, AED 5,249,998 for a 3 bedroom and AED 7,099,999 for a 4 bedroom (Continental Club, 4 October 2026). Between 17 September and 2 October 2026, most 1 bedrooms sold at AED 2,000,000. Overit puts the 12 month median at AED 2,625 per sq ft to 26 September 2026, 0.8% below the year before. Quarterly medians moved from AED 2,630 per sq ft in Q2 2025 to AED 2,742 in Q1 2026 and AED 2,432 in Q3 2026 to 26 September. Sales peaked at 639 in Q3 2025 and fell to 55 in Q3 2026 (Overit).

This is Binghatti's standard plan, also listed by Continental Club. Property Finder's project page showed a different offer of 20% at booking, 20% during construction and 60% on handover, marked as valid until 31 August 2026. No post-handover plan has been published. On a AED 2,000,000 1 bedroom, the 30% completion payment is AED 600,000, and the 4% DLD fee of AED 80,000 is paid on top at booking.

## Binghatti Aquarise location

Aquarise is in Business Bay, along the Dubai Water Canal, with direct access to Sheikh Zayed Road (Binghatti). Property Finder lists drive times of 3 minutes to Sheikh Zayed Road, 5 minutes to Burj Khalifa and Downtown Dubai, and 20 minutes to Dubai International Airport and Global Village (accessed 12 October 2026).

## When will Binghatti Aquarise be handed over?

Binghatti's project page gives an expected completion date of Q1 2027 (accessed 12 October 2026). Data Habibi records that as the original promise and lists a current target of Q2 2027. Property Finder shows a delivery date of 30 October 2027.

The DLD register holds a registered completion date of 31 October 2026. The project was 21.04% complete at the last DLD inspection on 14 May 2026, so the registered date cannot be met. Continental Club's copy of the register, updated 5 October 2026, still showed 21.04% and 31 October 2026.

## Binghatti Aquarise construction update

Progress went from 0% at an inspection on 6 March 2025 to 21.04% on 14 May 2026 (DLD register via Continental Club). No newer inspection had been published by 10 October 2026 (Dubai Handover). That is about 1.5 points a month over the 14 months between the two inspections. Reaching 100% by Binghatti's Q1 2027 date would need close to 79 points in under a year from May 2026, several times the recorded pace. The developer's cost estimate filed with the Land Department is AED 850 million. Buyer payments go to an escrow account at First Abu Dhabi Bank.

## Binghatti Aquarise developer and delivery record

Binghatti says it has delivered more than 50 developments and has over 40,000 units in its portfolio (Binghatti, 25 March 2026). Several Binghatti towers with Q1 and Q2 2026 dates, including Binghatti Hills and Binghatti Hillside, have passed those dates without a handover. Aquarise has already moved by one quarter on Data Habibi's record.

## What to check before buying at Binghatti Aquarise

1. **The completion date in the SPA.** Binghatti says Q1 2027, the register says 31 October 2026, and portals say Q2 2027 or 30 October 2027.
2. **Which tower the unit is in.** The register lists five buildings, and DLD records name Tower A, B and C separately.
3. **The latest DLD inspection for project 3585.** The 21.04% figure dates from 14 May 2026.
4. **The payment plan in the contract**, since 20/50/30 and a 20/20/60 offer have both been listed.
