The DLD project register gives Berkeley Square By Prestige One a completion date of 30 March 2028. Prestige One's own page says handover is anticipated in March 2028, as stated in its disclosure documents, and portals list Q1 2028. All sources agree, and the date has not changed since bookings opened on 1 July 2025. Progress is the open point. The DLD inspection on 25 June 2026 recorded 3%, with about 21 months left to the registered date. The registered construction start is 1 July 2025, and the project was registered with DLD on 25 July 2025. The building is two basements, ground, five floors and a roof, laid out in a U shape around a central courtyard. Dubai Housing listed studios from AED 690,000 and 1 bedrooms from AED 1.3 million in August 2025. DLD registered 197 sales in the 12 months to August 2026, all off-plan, at a median AED 798,000 or AED 1,764 per sq ft (Data Dubai). Sales peaked at 60 in October 2025 and 55 in November 2025, then slowed to six in total between April and August 2026. Most of the 241 units appear to be sold. ## Berkeley Square by Prestige One payment plan Two plans are published (Offplans.com, Tanami Properties): 1. **Standard 65/35:** 20% on booking plus the 4% DLD fee and an AED 6,340 Oqood fee, eight instalments totalling 45% between 3 and 24 months after booking, and 35% on completion. 2. **Post-handover:** 20% on booking, 1% a month plus lump sums during construction for 35% in total, 10% on completion, and 35% at 1% a month for 35 months after handover. Prestige One's own page summarises the second option as 55% before handover, 10% on handover and 35% after. ## Berkeley Square by Prestige One developer and delivery record Prestige One Developments handed over two buildings in 2026: The Residence in JVC in late March and Vista in Dubai Sports City in April (Gulf News, 16 April 2026). Vista had an estimated completion of 2025 and finished in April 2026 (Propsearch).
