## When will Belle Vie by Zimaya be handed over?

The Dubai Land Department (DLD) register gives Belle Vie by Zimaya a completion date of 31 March 2028. Zimaya's date is Q1 2028, and Property Finder lists 31 March 2028. The same quarter was given at launch in August 2025 (Dubai Immo, 29 August 2025), so the date has not moved.

The DLD inspection of 9 September 2026 recorded 11%, up from 1.04% on 8 May 2026. Finishing by 31 March 2028 would need about 4.8 points a month for the rest of the build. The last four months averaged about 2.5 points a month, and Continental Club's projection at the past year's pace puts 100% at 21 September 2029, which is an estimate, not a new date.

## Belle Vie by Zimaya construction update

The register describes one building of basement, ground, eight floors and roof, registered as "Belle Vie By Zimaya" (DLD project 4023) in Nadd Hessa, the DLD district that covers Dubai Silicon Oasis. Construction was registered as starting on 15 October 2025, and the escrow bank is Mashreq Bank (Continental Club, registry updated 8 October 2026). Three DLD readings are on file: 0% on 6 August 2025, 1.04% on 8 May 2026 and 11% on 9 September 2026.

Unit counts and sizes are from the DLD register via Continental Club. Launch prices are from Dubai Immo (29 August 2025); Property Finder uses different labels, such as 1.5 and 2.5 bedrooms for units with a study. Zimaya's own page says 114 homes, against 116 units on the register. The podium has a pool, gym, tennis, co-working space and a yoga deck (Zimaya). The building is near Souk Extra and the planned Blue Line metro.

## Belle Vie by Zimaya prices and resale

Continental Club counts 109 DLD sales to 7 October 2026, all from the developer, at a median of AED 14,244 per square metre, about AED 1,323 per sq ft. By type, the medians were about AED 1,571 per sq ft for studios, AED 1,318 for 1 bedrooms, AED 1,277 for 2 bedrooms and AED 1,123 for 3 bedrooms. Recent sales include a 3 bedroom of 209 square metres for AED 2,531,750 on 27 July 2026, a 2 bedroom of 119.9 square metres for AED 1,850,000 on 9 March 2026, and a studio of 43.3 square metres for AED 695,000 on 26 February 2026.

With 109 sales against 116 units, the building is close to sold out. On 23 September 2026 Impala Real Estate showed one unsold unit of the three it had on offer, with published entry prices of AED 1.95 million for 2 bedrooms, AED 2.725 million for 3 bedrooms and AED 3.5 million for 4 bedrooms.

## Belle Vie by Zimaya payment plan

At launch Zimaya offered two plans, both with 20% on booking and 30% in instalments during construction (Property Finder):

- 50% on handover, or
- 20% on handover and 30% after handover, paid at 1% a month over 30 months (Grand Reve Realty).

The remaining units in late 2026 were listed on a different plan: 15% on booking, 15% during construction and 70% on handover (Impala Real Estate; JRE). JRE and Impala give an expected service charge of AED 15 per sq ft a year.

## Belle Vie by Zimaya developer and delivery record

Gulf News described Belle Vie as Zimaya Properties' third residential launch in less than a year and its first in Dubai Silicon Oasis, with more than half the building reserved on launch day (4 September 2025). Zimaya's site also lists Celeste Heights and Belle Reve, and Gulf News reported plans for projects on Dubai Islands and in Arjan. None of these sources records a completed Zimaya building in Dubai, so Belle Vie's progress is an early test of its delivery.

## What to check before buying at Belle Vie by Zimaya

1. **The next DLD readings**, which need to average close to 5 points a month to meet 31 March 2028.
2. **Which plan the unit is on.** The share due on handover ranges from 20% to 70% depending on when it was sold.
3. **The price per sq ft against DLD sales**, which vary from about AED 1,123 for 3 bedrooms to about AED 1,571 for studios.
