## When will Beach Walk by Imtiaz be handed over?

Beach Walk is a series of separate buildings by Imtiaz Developments on Dubai Islands, each with its own Dubai Land Department (DLD) project number and date. In March 2026 Imtiaz handed over the first, an 80 home building, as the first residential handover on Dubai Islands (Gulf News, 10 March 2026). The report did not give a building number. On the DLD register, Beach Walk Residences 1, DLD project 3162, is listed as finished with completion recorded on 19 May 2026 and 164 units, a higher count than the 80 homes in the report (Real Estate Club Dubai, verified 8 October 2026).

Beach Walk 2 was recorded 100% complete with a status date of 6 August 2026, against a registered completion date of 10 August 2026. Beach Walk 3 is late: its registered date of 14 June 2026 passed with the building at 82.01% on 20 July 2026. Beach Walk 4 is registered for 20 April 2027 and was 42.87% built on 13 August 2026 (Continental Club, registry updated 4 to 6 October 2026).

## Beach Walk by Imtiaz construction update

Beach Walk 3, a G+2P+12 building, rose from about 67.21% on 24 April 2026 to 82.01% on 20 July 2026, or about 5 points a month. Beach Walk 4 rose from about 34.14% on 1 June 2026 to 42.87% on 13 August 2026. Imtiaz's own tracker for Beach Walk 4 shows 51% overall, with the sub-structure done, the super-structure at 97% and finishing works at 36%, without a date (accessed 11 October 2026). The related Beach Walk Grand, a separate DLD project with 112 units, was 53.22% built on 10 August 2026 against a registered date of 25 December 2026.

## Beach Walk by Imtiaz homes and sizes

The four numbered buildings hold 379 units on the DLD register: 164 in Beach Walk 1, 63 in Beach Walk 2, 82 in Beach Walk 3 and 70 in Beach Walk 4. Studios appear in the earlier buildings; Beach Walk 4 has 1, 2 and 3 bedroom homes and 3 bedroom duplexes.

Sizes exclude the smallest and largest 5% of each type (Continental Club, from DLD data) and include balconies. Imtiaz lists suite areas from about 776 sq ft for a 1 bedroom, with balconies of 132 to 1,101 sq ft on top.

## Beach Walk by Imtiaz prices and resale

Beach Walk 4 opened for sale on 20 April 2025, with 1 bedrooms from AED 1,942,000, 2 bedrooms from AED 2.9 million, 3 bedrooms from AED 4.1 million and duplexes from AED 6.3 million (Property Finder). Imtiaz said in March 2026 that the whole series was sold out.

DLD sales give a guide to current values (Continental Club, transactions to 3 to 5 October 2026). At Beach Walk 3, medians are AED 2,019,831 for 1 bedrooms across 55 sales and AED 2,799,315 for 2 bedrooms across 25 sales, an overall AED 22,692 per sq m or about AED 2,108 per sq ft. At Beach Walk 2, the 2 bedroom median is AED 2,812,422 across 24 sales. Beach Walk 4's overall median is AED 26,343 per sq m, about AED 2,447 per sq ft. Resales make up 2% to 6% of registered deals in each building.

## Beach Walk by Imtiaz payment plan

Every building in the series sold on the same 60/40 structure: 20% down payment, 40% during construction and 40% on handover. On Beach Walk 4, Imtiaz splits the 40% into instalments and ties the final 40% to completion. On a Beach Walk 3 1 bedroom at the median of AED 2,019,831, the handover payment is about AED 807,900.

## Beach Walk by Imtiaz developer and delivery record

Imtiaz Developments says it has more than 15 active projects on Dubai Islands, worth over AED 6 billion (Gulf News, March 2026). At the groundbreaking of Beach Walk Residence in July 2024, it gave a completion target of Q4 2025 (Gulf News, 25 July 2024). The first building was handed over in March 2026, about a quarter after that target, and Beach Walk 2 followed in August 2026. Beach Walk 3 has been slower than its registered date. ## What to check before buying at Beach Walk by Imtiaz

1. **Which Beach Walk building the unit is in**, since dates run from complete to April 2027 and each has its own DLD number.
2. **For Beach Walk 3, the revised handover date** and the grace period in the SPA, as the registered date passed in June 2026.
3. **For completed buildings, the title deed and service charge**, as resale buyers take over a finished unit rather than an SPA.
