## When will Bayz 102 be handed over?

Danube's own project page gives June 2029. Property Finder and Bayut both instead list Q4 2029, about six months later. Construction started in December 2024.

Bayz 102 was not named among the 11 Danube projects the developer said were due for handover within 12 months of its July 2026 announcement, Elitz 1 and 3, Sportz, Viewz 1 and 2, Oceanz 1 to 3, Fashionz and Oasiz 1 and 2. That is consistent with its later, 2029 handover date.

## What is the Bayz 102 payment plan?

Danube's published plan is 10% at booking, 59% during construction, 1% at handover and the remaining 30% over 30 months after handover. Danube describes the construction phase as monthly instalments of roughly 2% of the price, which matches 59% paid across about 30 months.

As a worked example only, for a studio listed from AED 1.27 million: 10% at booking is AED 127,000, plus the 4% Dubai Land Department registration fee of AED 50,800, for AED 177,800 due at booking. The 59% construction instalments come to AED 749,300, the 1% at handover is AED 12,700, and the remaining 30%, AED 381,000, is spread over 30 months after handover, or about AED 12,700 a month.

4. **The balance due after handover**, since 30% of the price is collected over 30 months following handover under this plan, not upfront.
