## When will Baystar by Vida be handed over?

The Dubai Land Department (DLD) project register gives Baystar by Vida, DLD project 4002, a registered completion date of 31 December 2029. Emaar's developer-supplied date and Property Finder both give Q4 2029. The sources agree.

The project is at an early stage. A DLD inspection on 16 June 2026 recorded 6.30% progress (Continental Club, registry updated 4 October 2026). From there, reaching 100% by 31 December 2029 needs about 2.2 points a month. The project added 5.88 points between 19 February and 16 June 2026, or about 1.5 points a month.

## Baystar by Vida construction update

Construction was registered as starting on 24 December 2025, the same day bookings opened (Property Finder). Two DLD inspections are on record, on 19 February 2026 and 16 June 2026, the second at 6.30%. The register had no newer inspection in its 4 October 2026 update. ADCB holds the escrow account. Baystar is one of several Emaar towers at [Rashid Yachts and Marina](/projects/rashid-yachts-and-marina/), where dates run from late 2026 to 2030.

## Baystar by Vida homes and sizes

Sources differ on the building count and size. The DLD register lists 328 units, and Continental Club shows three buildings in its status panel while describing two residential towers. Property Finder lists one building and 105 units. Engel and Volkers describes twin towers.

Sizes exclude the smallest and largest 5% of each type (Continental Club, from DLD data). Property Finder's launch ranges go up to 1,028 sq ft for 1 bedrooms and 1,921 sq ft for 2 bedrooms.

## Baystar by Vida prices and resale

At launch in December 2025, Property Finder listed 1 bedrooms from AED 2.1 million (AED 2,105,888), 2 bedrooms from AED 4.6 million and 4 bedrooms from AED 11 million. Engel and Volkers gives 2 bedrooms from AED 3.2 million and 3 bedrooms from AED 4.9 million, against AED 6 million on one part of Property Finder's page.

The DLD register records 283 sales, all from the developer so far (Continental Club, transactions to 4 October 2026). Medians are AED 2,185,888 for 1 bedrooms across 142 sales, AED 4,774,888 for 2 bedrooms across 93 sales, AED 7,004,888 for 3 bedrooms across 40 sales and AED 12,255,888 for 4 bedrooms across 8 sales. The overall median is AED 32,112 per sq m, about AED 2,983 per sq ft, up 23% on the year before while the district fell 1%.

## Baystar by Vida payment plan

Emaar's main plan is 10% down payment, 70% during construction in seven instalments, and 20% on handover. Property Finder also lists 20% at launch, 60% during construction and 20% on handover. With 80% paid before completion, most of the price is paid during the four years of building. On a 1 bedroom at the DLD median of AED 2,185,888, the handover payment is about AED 437,200.

## Baystar by Vida developer and delivery record

Emaar Properties develops Rashid Yachts and Marina, and the DLD register lists Baystar under Mina Rashid Properties. In the same community, Seagate was completed in 2025 and Sunridge was recorded 100% complete by the DLD on 17 March 2026, ahead of its February 2027 portal date. Vida is Emaar's own hotel and residence brand.

## What to check before buying at Baystar by Vida

1. **Which tower the unit is in**, since sources disagree on whether the project has one, two or three buildings.
2. **The payment position of a resale unit.** Resale units carry the original 10/70/20 schedule, with much of the 70% still due, and no resales had been registered by October 2026.
3. **The SPA date and grace period**, as the registered date of 31 December 2029 leaves more than three years of construction.
