## When will Bay Villas Dubai Islands be handed over?

The Dubai Land Department (DLD) project register, under the name "Bay Villas - Dubai Islands" (project number 2899), holds a registered completion date of 2 May 2027. Property Finder lists an expected completion of June 2027. Launch materials from February 2024 gave Q2 2027, so the published target has not changed since launch. Nakheel's own construction page gives progress but no date.

Progress makes that date hard to meet. At the DLD inspection of 19 August 2026 the community was 22.76% complete, with about eight and a half months left to the registered date.

## Bay Villas Dubai Islands construction update

DLD inspections recorded 14.74% on 7 May 2026 and 22.76% on 19 August 2026, a gain of about 8 percentage points in 15 weeks (Continental Club; Nakheel). Nakheel's own internal inspection on 11 June 2026 put progress at 16.67%, with structural works continuing, mechanical, electrical and plumbing works under way and internal finishing started. Property Finder's last update, dated 2 October 2025, showed 2.61%.

Nakheel awarded the AED 2.6 billion main construction contract to Fibrex Contracting on 18 August 2025, about a year after the registered construction start of 26 July 2024. The escrow account is held at Dubai Islamic Bank.

## Bay Villas Dubai Islands homes and sizes

Bay Villas is Nakheel's first villa and townhouse community on Island B of Dubai Islands, part of the wider [Dubai Islands](/projects/dubai-islands/) master community. Nakheel lists 636 homes in five types, with three pool houses and a beach club. Propsearch and HomeSearch list 615 homes.

Townhouse and waterfront sizes are from Property Finder; semi-detached, garden and waterfront ranges are converted from Continental Club's square metre figures. The beachfront figure is a 17,976 sq ft sale recorded on 25 November 2025 (Property Finder).

## Bay Villas Dubai Islands prices and resale

Nakheel announced the launch on 21 February 2024. Bloomberg reported that all homes in the first two phases sold within hours, at prices from $1.2 million, about AED 4.4 million (Fortune, 22 February 2024). Launch materials reported by Insider put townhouses from $1.089 million and waterfront villas from $3.757 million. Property Finder records a starting price of AED 4 million and marks the project as sold out.

Continental Club counts 773 DLD-registered transactions since 2024. Its median price rose from about AED 1,470 per sq ft in 2024 to AED 1,664 in 2025 and AED 1,686 in 2026 to date. Recent sales include a 3,821 sq ft home at AED 6.6 million on 30 September 2026, a 7,414 sq ft villa at AED 18.4 million on 14 September 2026 and a 6,605 sq ft home at AED 8.5 million on 7 October 2026 (HomeSearch).

## Bay Villas Dubai Islands payment plan

Property Finder lists 20% on booking, 60% during construction and 20% on handover. Launch materials for phases 1 and 2 used 15% on booking, 65% during construction and 20% on handover (Insider; Dubainary). Either way, 80% is paid before completion. On a AED 4 million townhouse the handover payment is AED 800,000. Resale buyers take over the remaining schedule from the seller.

## Bay Villas Dubai Islands developer and delivery record

Nakheel, part of Dubai Holding Real Estate, is the master developer of Dubai Islands, Palm Jumeirah and Palm Jebel Ali. On Dubai Islands it is building Bay Villas, [Bay Grove Residences](/projects/bay-grove-residences/) and [Rixos Dubai Islands](/projects/rixos-dubai-islands/). Fibrex Contracting, the Bay Villas contractor, also worked with Nakheel on District One West in Mohammed Bin Rashid City.

## What to check before buying at Bay Villas Dubai Islands

1. **The completion date in the SPA** for the specific home, given progress of 22.76% in August 2026 against a 2 May 2027 registered date.
2. **How much of the plan the seller has already paid** on a resale, and whether the 20% handover payment is still outstanding.
3. **The home type and phase.** Townhouses, semi-detached and garden villas are priced very differently from waterfront and beachfront villas.
4. **The contractor's timetable.** The AED 2.6 billion main contract was awarded in August 2025, a year after the registered construction start, which helps explain why progress was still under a quarter in August 2026.
