## When will Bay Grove Residences be handed over?

Two dates are published for this project. Property Finder lists the first quarter of 2028. Propsearch estimates September 2028, about six months later. Neither date has passed. The main construction contract, valued at more than AED 800 million, was awarded in September 2026.

## What is the payment plan?

Property Finder lists 20% at booking, 50% during construction and 30% at handover.

As a worked example only, for a 1 bedroom unit at the launch price of AED 1.85 million, plus the 4% DLD registration fee of AED 74,000: the 20% booking share is AED 370,000, the 50% construction share is AED 925,000, and the 30% due at handover is AED 555,000.

3. **The DLD project status** for this building, through Dubai Land Department's project status enquiry service.
4. **Whether you are buying resale**, since the project is sold out by the developer and current listings are resales at prices above launch.
