## When will Barari Gate by ADE be handed over?

The Dubai Land Department (DLD) project register lists the building as "Barari Gate by ADE", project number 4221, with a registered completion date of 31 December 2028 (Continental Club, registry updated 5 October 2026). ADE Properties gave Q4 2028 at the launch in January 2026, and Property Finder lists December 2028, so the sources agree.

The project is at an early stage, and the binding date for each buyer is the one in the SPA.

## Barari Gate by ADE construction update

The register records construction starting on 13 January 2026. The only published DLD inspection, on 24 November 2025, recorded 0% progress, which was before the registered start. No newer DLD figure had been published by 5 October 2026, so the register does not yet show how far work has moved.

## Barari Gate by ADE homes and sizes

Barari Gate is a single building in Majan, next to Al Barari, with shops on the lower floors. Continental Club describes it as ground, podium, 10 residential floors and a roof. ADE gave a built-up area of 442,580 sq ft and unit sizes from 438 to 3,840 sq ft at launch, with private pools built into the balconies of some homes (Gulf News, 27 January 2026). The register lists 282 units, while ADE's launch figure was 274.

## Barari Gate by ADE prices and resale

Prices started from AED 670,000 at launch (Gulf News, 27 January 2026). Property Finder lists studios from AED 670,000, 1 bedrooms from AED 1.2 million, 2 bedrooms from AED 1.7 million and 3 bedrooms from AED 2.7 million; its FAQ gives a lower 1 bedroom figure of AED 1 million.

Registered DLD sales to 4 October 2026 give these medians (Continental Club): studios AED 725,000 (94 deals), 1 bedrooms AED 1,226,500 (25 deals), 2 bedrooms AED 1,850,000 (14 deals) and 3 bedrooms AED 2,780,000 (5 deals). Continental Club counts 146 deals in total, with no resales recorded yet.

## Barari Gate by ADE payment plan

Sources disagree on the plan. At launch, ADE described a six year plan with 20% down and 40% paid over three years after handover (Gulf News, 27 January 2026). Property Finder lists a 10/40/50 plan: 10% on booking, 40% during construction and 50% on handover. The DLD register names Emirates NBD as the escrow trustee.

## Barari Gate by ADE developer and delivery record

ADE Properties is led by chief executive Mohammed Ahmad Al Dallal. fäm Properties lists it as founded in 2018 and part of Al Dallal Group. Its listed projects are Deansgate in Majan, shown as ready with a Q1 2026 handover, and Greygate Residences in Jumeirah Village Circle, due in Q1 2028 (fäm). fäm lists no other ADE projects, and ADE described Barari Gate at launch as its entry into the mid to upper residential market, so its delivery record in Dubai is short.

## What to check before buying at Barari Gate by ADE

1. **Which payment plan the SPA uses**, since the post-handover plan and the 10/40/50 plan put very different amounts at completion.
2. **The first DLD inspection after construction started**, as the only published figure, 0%, predates the January 2026 start.
3. **The unit count and unit type in the SPA**, since the register (282) and the launch release (274) differ.
4. **Deansgate's handover record** in Majan, as the closest completed example of ADE's work.
