## When will Baccarat Hotel & Residences Dubai be handed over?

The Dubai Land Department (DLD) project register gives Baccarat Hotel & Residences Dubai a completion date of 29 December 2026. It is registered as project 2724, two buildings with 98 units, to BC Residences. The DLD inspection of 3 September 2026 recorded 21.16% complete, leaving about 79% of the work for the less than four months to that date.

Other dates are later. The developer-supplied date on Continental Club is Q2 2027. Property Finder lists the second tower, sold as Phase 2, for December 2027. When Shamal Holding announced the project in February 2023, it said the hotel and residences would open in 2026, and in February 2026 Shamal still described the hotel as set to open that year (Construction Business News Middle East).

## Baccarat Hotel & Residences Dubai construction update

The register records a construction start on 20 March 2023. Shamal held a groundbreaking in January 2024 and later appointed Arabian Construction Co. as main works contractor, after enabling works were complete. DLD inspections recorded 12.92% on 29 January 2026, about 18.05% on 2 June 2026 and 21.16% on 3 September 2026. Continental Club puts the pace over the past year at 1.11 points a month; its own projection at that rate would take construction to 2032. That is an arithmetic projection, not a developer date.

The 2023 announcement described a hotel of 144 rooms and suites and 49 Baccarat branded residences in tower one, designed by Studio Libeskind with interiors by 1508 London. The DLD register now shows 98 units across two buildings. Registered layouts are:

## Baccarat Hotel & Residences Dubai prices and resale

In December 2024, Off Plan Bazaar listed 2 bedrooms from AED 18,045,630, 3 bedrooms from AED 27.9 million, 4 bedrooms from AED 46.0 million, a 5 bedroom penthouse at AED 76.9 million and a 4 bedroom duplex at AED 175.6 million. Property Finder lists Phase 2 from about AED 17 million to AED 19 million and shows it sold out from 26 February 2026.

DLD data via Continental Club (register updated 6 October 2026) shows 93 sales and no resales. Medians were:

- 2 bedroom: AED 18,045,630 (15 sales)
- 3 bedroom: AED 23,892,402 (54 sales)
- 4 bedroom: AED 41,546,000 (22 sales)

The median price per square metre fell from AED 81,132 in 2024 to AED 64,985 in 2025 and AED 61,476 in 2026 so far, about AED 5,711 per sq ft. The largest registered sale was AED 121,841,000 for a 4 bedroom of 1,230.8 square metres on 1 April 2026.

## Baccarat Hotel & Residences Dubai payment plan

The published plan is 5% on booking, 15% on signing the SPA with the 4% DLD fee, four instalments of 10% at 6, 12, 18 and 24 months after the SPA, and 40% on completion (Off Plan Bazaar). Continental Club shows the same 5/55/40 split. The plan was drawn up for completion in Q4 2026. For a buyer who signed in late 2024, the last six-monthly instalment falls in late 2026, while the final 40% waits for completion.

## Baccarat Hotel & Residences Dubai developer and delivery record

Shamal Holding, a Dubai investment firm, owns the project. H&H Development is the development manager. The 2024 groundbreaking release named SH Hotels & Resorts as hotel manager, and a February 2026 interview named Starwood Hotels as the brand management company for Baccarat Hotel Dubai. ## What to check before buying at Baccarat Hotel & Residences Dubai

1. **Which tower the unit is in.** Property Finder gives Q4 2027 for Phase 2; the register gives one date for both buildings.
2. **The completion date and grace period in the SPA,** given that 29 December 2026 will pass.
3. **Resale pricing.** No resales are registered yet, and the median price per square metre has fallen each year since 2024.
4. **Hotel rules for residents,** including service charges and access to hotel facilities, set out in the residence documents.
