## When will Azizi Ruby be handed over?

The DLD project register gives Azizi Ruby a registered completion date of 23 January 2028, three years after its registered start on 23 January 2025. Property Finder shows the same January 2028 date. When Azizi launched the building in January 2025, it was marketed for completion in Q4 2026 (Bayut, October 2025), and Propsearch still showed December 2026 when last updated on 12 May 2026.

The latest DLD inspection, on 25 March 2026, recorded the building 3% complete (Continental Club, register updated 5 October 2026). With 22 months left to the registered date at that point, almost all of the structure was still to be built.

## Azizi Ruby construction update

The DLD register records progress of 3 percentage points between inspections on 27 January 2025 and 25 March 2026, so work moved slowly in the first 14 months. Propsearch says construction began in Q1 2026. The main contractor is Gardinia Contracting and the architect is 360 Degrees Architectural Design Consultancy (Propsearch). The escrow account is held at ADCB. No newer DLD inspection had been published by 11 October 2026.

## Azizi Ruby homes and sizes

Azizi Ruby is one 19 storey residential and retail building of about 75 metres, with three basements, four podium levels and 14 residential floors (Propsearch; Continental Club). The plot was first meant for a different project, Style 1, which was cancelled. Amenities listed include pools, a gym, a cinema, a clubhouse and retail space.

## Azizi Ruby prices and resale

Studios launched from AED 618,000 in January 2025 (Propsearch; Property Finder). Azizi said in March 2025 that 80% of units had sold within months of launch, to buyers of 20 nationalities (Propsearch).

DLD has recorded 103 sales, one of them a resale. Median prices were AED 630,000 for a studio of about 355 sq ft (70 sales) and AED 1,111,000 for a 1 bedroom of about 689 sq ft (25 sales), with an overall median of about AED 1,715 per sq ft, up 10% on the year before (Continental Club, transactions to 4 October 2026). Recent sales include a studio at AED 679,000 on 30 September 2026 and a 739 sq ft 1 bedroom at AED 1,124,225 on 10 September 2026.

## Azizi Ruby payment plan

Azizi Ruby was launched on a 10/40/50 plan:

- 10% on booking
- 40% during construction
- 50% on handover

Dubricks shows the 40% as four instalments of 10% within 2, 7, 15 and 26 months of the sale date, and lists an alternative 40/60 plan with 60% on completion. Because the construction instalments run on fixed months, early buyers will have paid most of them long before the 2028 handover payment falls due.

## Azizi Ruby developer and delivery record

Azizi says it has delivered more than 45,000 homes, handed over 7 projects in 2026 and targets 10 more by the end of the year (GDN, 15 September 2026). Ruby itself shows the gap that can open between Azizi's launch dates and site progress: a Q4 2026 target at launch, and 3% complete in March 2026. ## What to check before buying at Azizi Ruby

1. **The completion date in the SPA.** Early buyers may hold a Q4 2026 date; the register now says 23 January 2028.
2. **The next DLD inspection**, to see whether progress has picked up from 3% in March 2026.
3. **The resale price against the launch price.** Most units were bought from the developer, and only one resale had been registered by October 2026.
4. **Which plan applies to the unit**, 10/40/50 or 40/60, since the share due at handover differs.
