## When will Azizi Raffi be handed over?

Azizi Raffi will not be handed over on its launch date. When Azizi announced the building on 23 December 2024, it said completion was scheduled for September 2026. The Dubai Land Department (DLD) register, where it appears as project 3508, now gives a completion date of 15 January 2028, and Property Finder lists Q1 2028. DLD transaction records list the building as "Raffi by Azizi".

The DLD recorded the building 2% complete at its inspection of 25 March 2026. That was 14 months after the registered construction start of 15 January 2025. No newer inspection had been published by 5 October 2026.

## Azizi Raffi construction update

The DLD inspection history shows 0% on 22 January 2025, then 2% on 18 March and again on 25 March 2026 (dxbpropy, from the DLD register). The main contractor is Gardinia Contracting and the architect is 360 Degrees Architectural Design Consultancy (Propsearch). The escrow account is with ADCB, and the declared project value is AED 46,527,000. At 2% in March 2026, the 12 storey building had about 22 months left to reach the January 2028 register date.

## Azizi Raffi homes and sizes

The register holds 171 units. Continental Club notes three retail units and a café at the base.

Four further units are listed as other types. Amenities listed by Azizi include separate pools for adults and children, a gym, a multipurpose hall and a children's play area.

## Azizi Raffi prices and resale

Propsearch records a launch price from AED 685,000. Listings in 2026 give starting prices between about AED 660,000 (Continental Club) and AED 717,000 (Property Finder).

The DLD has registered 77 sales, 3 of them resales (Continental Club, October 2026). Median prices paid are AED 577,000 for studios (54 sales) and AED 838,040 for 1 bedrooms (18 sales). Between 20 July and 30 September 2026, studios registered at about AED 561,500 to AED 629,500 and 1 bedrooms of about 550 to 610 sq ft at about AED 822,000 to AED 987,500, apart from one outlier at AED 497,000. The latest studio sale, on 30 September 2026, was AED 572,000 for 354 sq ft, about AED 1,620 per sq ft (Propsearch).

## Azizi Raffi payment plan

Propsearch recorded the launch plan as 50% during construction and 50% on handover. Listings in 2026 move more of the price to handover. Property Finder shows 20% at launch, 20% during construction and 60% on handover. Continental Club and OffplanIndex show 10% on booking, 30% during construction and 60% on handover, and OffplanIndex also lists a 10/40/50 plan with a 5% discount and a full payment plan with a 10% discount. On a AED 660,000 studio, a 60% handover payment is AED 396,000.

## Azizi Raffi developer and delivery record

Azizi says it has delivered more than 45,000 homes, handed over 7 projects in 2026 and targets 10 more by the end of the year (GDN, 15 September 2026). Its record against first dates is mixed: Azizi Venice missed its Q1 2026 date, and Raffi has now passed its September 2026 launch date at 2% complete. ## What to check before buying at Azizi Raffi

1. **The completion date in the SPA.** Early buyers may hold September 2026; the register now says 15 January 2028.
2. **What the SPA allows if the date passes**, including any grace period and compensation terms, since the launch date has already gone.
3. **A DLD inspection after March 2026**, to see whether work has moved beyond 2%.
4. **Resale prices against list prices.** Registered studio sales around AED 570,000 sit below several listed starting prices.
