## When will Azizi Noura be handed over?

Property Finder shows an expected completion of December 2027 for Azizi Noura, and broker pages such as Property Junction quote Q4 2027. The Dubai Land Department (DLD) register gives a later completion date of 4 July 2028 for the project, number 4230. Continental Club records the date supplied by Azizi as Q3 2028, close to the register. Propsearch, updated 15 February 2026, gave an earlier estimate of Q1 2027. Azizi's launch release in October 2025 gave no date.

The only DLD inspection on record, on 13 November 2025, found the tower 0% complete. The register lists a construction start of 4 July 2026, two years before the registered completion date, while Property Finder records a construction start of 30 September 2025. No newer inspection had been published when the register was updated on 5 October 2026.

## Azizi Noura construction update

Azizi Noura is a single residential tower of ground plus 14 floors (15 storeys, Propsearch) at Wasl Gate, near Jebel Ali metro and beside Jebel Ali Free Zone (JAFZA). The escrow account is held with Ajman Bank. The declared project value is AED 79,662,000 (Propsearch, citing the Land Department). Azizi has not published a construction update for Noura, and no progress figure above 0% is on the register.

## Azizi Noura homes and sizes

The DLD register holds 269 units, and almost three quarters are studios.

Nine further units are listed as other types, from 662 to 1,716 sq ft. Property Junction gives a size range of 334 to 1,144 sq ft for the apartments on sale. Azizi's release names freehold studios, 1 and 2 bedroom apartments, with retail at ground level.

## Azizi Noura prices and resale

Azizi launched Noura on 7 October 2025 with prices from AED 570,000 (Zawya, 3 October 2025). Property Finder now shows prices from about AED 631,000.

The DLD has registered 177 sales since 2026, all from the developer (Continental Club, October 2026). Median prices paid are AED 588,060 for studios of about 340 sq ft (135 sales) and AED 889,000 for 1 bedrooms of about 650 sq ft (41 sales). Mitchells puts the studio median at AED 1,729 per sq ft and the 1 bedroom median at AED 1,352 per sq ft. The latest registered sales were a studio of 339 sq ft at AED 574,280 on 30 September 2026, a 1 bedroom of 640 sq ft at AED 891,000 on 29 September 2026 and a 2 bedroom of 1,157 sq ft at AED 1,490,550 on 25 September 2026.

## Azizi Noura payment plan

The plan listed by Property Finder and Propsearch is 10% on booking, 40% during construction in four instalments and 50% on handover. Some broker pages also quote a straight 50/50 split. On a AED 588,000 studio, the 10/40/50 plan means about AED 58,800 on booking, AED 235,200 during construction and AED 294,000 on handover, plus the 4% DLD transfer fee. No post-handover plan is listed.

## Azizi Noura developer and delivery record

Azizi Developments says it has delivered more than 45,000 homes, with 7 projects handed over in 2026 and 10 more targeted by the end of the year (GDN, 15 September 2026). ## What to check before buying at Azizi Noura

1. **Which date is in the SPA.** Listings show December 2027, the register shows 4 July 2028, and Propsearch once showed Q1 2027.
2. **Whether work has started on site.** The register's construction start is 4 July 2026 and the last inspection, in November 2025, found 0%.
3. **How the four construction instalments are triggered**, by dates or by DLD progress.
4. **Supply of similar studios nearby.** Several Azizi towers in Downtown Jebel Ali sell studios of a similar size and price.
