## When will Azizi Neila be handed over?

The Dubai Land Department (DLD) project register holds a registered completion date of 30 July 2027 for Azizi Neila, project number 3203 (Continental Club, registry updated 9 October 2026). Property Finder lists the same month, July 2027, although its project description also refers to delivery in Q2 2027.

The date has not passed. The binding date for each buyer is the one in the SPA for that unit.

## Azizi Neila construction update

The DLD inspection of 5 October 2026 recorded 38.53% construction progress. That is up 21.48 points from 17.05% on 13 April 2026, and from 12.18% on 9 December 2025 (Continental Club). The register records construction starting on 23 July 2024, with the first inspection on 20 August 2024.

The building needs to add the remaining 61.47% in under ten months to meet 30 July 2027. Continental Club's estimate from the last year of inspections, about 2.67 points a month, would put 100% around September 2028, though the April to October 2026 pace was faster. This is an estimate, not a developer date.

## Azizi Neila homes and sizes

Azizi Neila is a single mid-rise building of 2B + G + 2P + 9 + R: two basements, ground, two podium levels, nine floors and a roof. DLD lists the units as hotel apartments.

## Azizi Neila prices and resale

Property Finder shows a launch price of AED 925,000 and lists the project as sold out. Azizi said in February 2025 that 99% of the homes were sold, to buyers of 31 nationalities (Gulf Construction Online, 11 February 2025).

Continental Club counts 208 registered deals to 8 October 2026. Studios have a median of AED 566,000 across 139 deals and 1 bedrooms AED 965,000 across 66 deals. The median rate rose from AED 16,939 per square metre in 2025 to AED 17,214 in 2026 so far, about AED 1,600 per sq ft. Mitchell's puts the project median at AED 1,592 per sq ft across 132 sales, about 5% above the Al Furjan off-plan median of AED 1,516 per sq ft over the 12 months to 7 September 2026.

## Azizi Neila payment plan

Property Finder lists a 10/40/50 plan: 10% at booking, 40% during construction and 50% on handover. Bookings opened on 23 July 2024. Half the price is due at completion, so resale buyers usually take on that final payment.

## Azizi Neila developer and delivery record

Azizi Developments says it has delivered more than 45,000 homes. In September 2026 it reported seven projects handed over in 2026 and ten more targeted by December 2026 (TradeArabia, 15 September 2026). In Al Furjan it is also building [Azizi Raffi](/projects/azizi-raffi/).

## What to check before buying at Azizi Neila

1. **The SPA date and grace period**, since Property Finder's text mentions Q2 2027 while the register says 30 July 2027.
2. **The 50% handover payment** on any resale, and whether the seller has paid all construction instalments to date.
3. **Service charges.** The building has no approved service charge yet. The Al Furjan median for 2026 is AED 15.13 per sq ft a year across 68 buildings (Continental Club), which is a benchmark, not this building's rate.
4. **Hotel apartment status**, since DLD classes the units as hotel apartments.
