## When will Azizi Leily be handed over?

The Dubai Land Department (DLD) register gives Azizi Leily a completion date of 30 September 2028. Continental Club records the date supplied by Azizi as Q3 2028, which matches. Propsearch still shows an estimated handover of Q4 2027, and Property Finder's page shows both: September 2028 in its project fields and the end of 2027 in its FAQ. Azizi's launch release of 20 October 2025 gave no date.

The register records a construction start of 4 March 2026. At the DLD inspection of 24 March 2026, the tower was 2% complete, up from 0% at the previous inspection on 18 November 2025. The register was updated on 6 October 2026 without a newer inspection, so 2% is the latest official figure. With 98% of the work left in March 2026, the register date of 30 September 2028 is the formal reference rather than the Q4 2027 estimate.

## Azizi Leily construction update

Azizi Leily is a single residential tower of 20 storeys (Propsearch), registered as DLD project 4233. The escrow account is held with Ajman Bank. The declared project value is AED 50,000,000 (Propsearch, citing the Land Department). DLD inspection photos and figures are published through the Real Estate Project Status service; only two inspections are on record, at 0% and then 2%.

Azizi has not published a separate construction update for Leily. Its last group statement, on 15 September 2026, spoke of handovers across its portfolio running through 2026 and into 2027 (GDN), which does not cover Leily's later date.

## Azizi Leily homes and sizes

The DLD register holds 272 units. Studios make up about two thirds of the building.

Five further units are listed as other types, from 482 to 3,352 sq ft. Property Finder lists a 3 bedroom penthouse of 3,166 sq ft and a 4 bedroom penthouse of 3,482 sq ft. Amenities named at launch include adults' and children's pools, a gym, sauna and steam rooms, a cinema, a rooftop garden and a multipurpose hall (Zawya, 20 October 2025).

## Azizi Leily prices and resale

Units launched from AED 828,000 (Propsearch and Property Finder). Property Finder now lists the project as sold out from the developer, with three resale listings.

The DLD has registered 33 sales since 2026, none of them resales (Continental Club, October 2026). Median prices paid are AED 877,140 for studios of about 334 sq ft (16 sales), AED 1,403,820 for 1 bedrooms of about 646 sq ft (12 sales) and AED 1,798,830 for 2 bedrooms of about 850 sq ft (5 sales). The median across all sales is about AED 2,347 per sq ft. The most recent registered sale was a studio of 333 sq ft at AED 885,060 on 4 September 2026. A 2 bedroom of 853 sq ft registered at AED 2,000,000 on 2 July 2026.

Studios at Leily sell for more per sq ft than at Azizi's neighbouring [Azizi David](/projects/azizi-david/), where the median studio price is AED 811,640.

## Azizi Leily payment plan

The listed plan is 10% on booking, 40% during construction and 50% on handover (Property Finder, Continental Club). On a AED 877,000 studio, that is about AED 87,700 on booking, AED 350,800 during construction and AED 438,500 on handover. The 4% DLD transfer fee is paid on top. With half the price due at completion, the date of that payment follows the actual handover, not the Q4 2027 estimate.

## Azizi Leily developer and delivery record

Azizi Developments says it has delivered more than 45,000 homes, handed over 7 projects in 2026 and targets 10 more by the end of the year (GDN, 15 September 2026). Several Azizi buildings have finished after the first date given, and Azizi Venice missed the Q1 2026 date given for its first buildings. ## What to check before buying at Azizi Leily

1. **The completion date written in the SPA**, since Propsearch shows Q4 2027 and the DLD register shows 30 September 2028.
2. **A DLD inspection newer than 24 March 2026.** The register had no newer figure on 6 October 2026.
3. **The resale price against the median paid.** Studios have registered at about AED 877,000, above the AED 828,000 launch price.
4. **The size of the handover payment**, which is half the price on the 10/40/50 plan.
