Propsearch, Binayah and ezre.ae give three different completion dates, and none of them match.

Every one of the earlier dates, Q4 2024, Q1 2026 and Q3 2025, has now passed without a confirmed handover reported. Only ezre.ae's Q3 2026 date has not yet fully passed. Propsearch's own construction tracking put the project at 67% complete in November 2025, which does not fit a Q3 2025 or Q1 2026 handover. Given the gap between sources, the completion date and grace period in your own sale and purchase agreement is the figure to rely on, not any of the dates above.

Its record elsewhere is mixed: it met its 2024 delivery target of 19 projects, while Azizi Venice missed its original Q1 2026 date for its first buildings.

## What to check before booking

1. **The completion date and grace period in your own SPA**, since the three published dates for this project span almost two years.
2. **The current construction percentage**, through the Dubai Land Department's project status enquiry service, given the 67% figure from November 2025 is now out of date.
3. **Which payment plan applies to your unit**, since sources show three different splits between booking, construction and handover.
4. **Written confirmation from Azizi** of the current handover target, given at least two of the published dates have already passed.
