## When will Azizi Gabriel be handed over?

The Dubai Land Department (DLD) register gives Azizi Gabriel a completion date of 4 July 2028. Portals show a later date: Bayut lists Q4 2028 and Propsearch estimates December 2028. Azizi did not state a completion date in its launch announcement of 4 November 2025. Continental Club records the developer-supplied date as Q3 2028, in line with the register.

The register entry for the project, number 4232, shows one DLD inspection, on 17 November 2025, which recorded 0%. No later inspection had been published by 6 October 2026. Construction start dates on third-party copies of the register differ, so the progress on site is not confirmed by any published DLD figure.

## Azizi Gabriel construction update

Data Habibi lists a planned construction start of November 2025. The 17 November 2025 inspection, two weeks after launch, found the plot at 0%. The escrow account is held with Ajman Bank. Propsearch's last update, on 13 November 2025, still described the building as planned. The declared project value is AED 74,542,000 (Propsearch).

## Azizi Gabriel homes and sizes

Propsearch describes a 15 storey building with retail at the base. The DLD register holds 234 units.

Nine further units are listed as other types. Prices are from OffPlan Insider, 8 October 2026. Azizi lists separate gyms for men and women, pools for adults and children, a cinema, a gaming lounge and a multipurpose hall. The building sits near Jebel Ali Free Zone and the Life Pharmacy metro station on Sheikh Zayed Road.

## Azizi Gabriel prices and resale

The DLD has registered 165 sales, all from the developer (Continental Club, October 2026). Median prices paid are AED 590,040 for studios (117 sales) and AED 877,920 for 1 bedrooms (47 sales). A 340 sq ft studio registered at AED 585,060 on 31 July 2026, or AED 1,722 per sq ft (Propsearch). Recent registered sales of studios and 1 bedrooms ranged from about AED 564,000 to AED 886,000. ## Azizi Gabriel payment plan

The plan is 20/30/50: 20% on booking, then three instalments of 10% at 300, 450 and 600 days after booking, and 50% on handover (OffPlan Insider, 8 October 2026). Bayut shows the same split. On a AED 564,000 studio, that is AED 112,800 at booking, AED 169,200 in instalments and AED 282,000 at handover, plus the 4% DLD fee of AED 22,560 at booking.

## Azizi Gabriel developer and delivery record

Azizi says it has delivered more than 45,000 homes, handed over 7 projects in 2026 and targets 10 more by the end of the year (GDN, 15 September 2026). Several of its buildings finished months after the first date given, and its Azizi Venice buildings missed a Q1 2026 date. ## What to check before buying at Azizi Gabriel

1. **Evidence that work has started on site**, such as a DLD inspection above 0%, before the 300 day instalment falls due.
2. **The completion date in the SPA**, since the register says 4 July 2028 and portals say Q4 2028.
3. **Funding for the 50% handover payment**, which is the largest single payment on this plan.
4. **The number of similar studios** in the building: 162 of 234 units are studios of about 333 to 340 sq ft.
