## When will Azizi Emerald be handed over?

The Dubai Land Department (DLD) register gives Azizi Emerald a completion date of 13 February 2028. The developer date shown by Continental Club is Q1 2028. At launch the building was marketed with a June 2027 handover (Prelaunch.ae, 15 May 2025; Propsearch; FHI Global), so the current date is about eight months later than first advertised.

Construction is at an early stage. The DLD inspection of 3 March 2025 recorded 0%, and the next, on 24 March 2026, recorded 3%. To finish by 13 February 2028 the remaining 97 points would need about 4.3 points a month, against about 0.24 points a month in the first year (Continental Club).

## Azizi Emerald construction update

The register records construction starting on 13 February 2025, the project number 3566 and the escrow bank as Commercial Bank of Dubai (Continental Club, registry updated 8 October 2026). Mitchells reproduces the filed description as a proposed office building with retail, three basements, ground, four podium levels, 11 office floors and a roof. No DLD reading after 24 March 2026 had been published by early October 2026.

Azizi's launch release describes a 68.5 metre building with a gross area of 7,896 square metres, three basements, a ground floor, five podium levels, 11 office floors and a rooftop (Zawya, 30 January 2025). The release and the register differ by one podium level.

## Azizi Emerald homes and sizes

Azizi Emerald has no homes. It is Azizi's first exclusively commercial building, with 102 office and retail units. The DLD register via Continental Club lists typical unit sizes of 985 to 1,951 sq ft. Broker listings give wider ranges:

The building is in DHCC, close to Max metro station and Wafi Mall (Zawya). The DLD places it in Umm Hurair Second; Continental Club labels the area Healthcare City Phase 2 and Mitchells Phase 1.

## Azizi Emerald prices and resale

At launch, offices started from about AED 5.28 million (Prelaunch.ae, 15 May 2025), and Propsearch records AED 5.29 million. One broker, Top Luxury Property, advertises a promotional price of AED 4.71 million against a previous AED 5.23 million, without a date. Neither Continental Club nor Mitchells shows any registered unit sales. The only transaction in the record is from 22 May 2017, about 21,260 sq ft for AED 29.16 million, years before launch. There is no resale market yet.

## Azizi Emerald payment plan

The plan is 50/50: 10% on booking, then four instalments of 10% at about 60, 240, 420 and 600 days after booking, and 50% on handover at 100% completion (Top Luxury Property; Tanami Properties). Continental Club summarises it as 50% before and 50% on handover. Because the instalments run by date, buyers who booked in 2025 will have paid half the price long before a building that was 3% complete in March 2026 is finished.

## Azizi Emerald developer and delivery record

Azizi Developments said in September 2026 that it had delivered more than 45,000 homes, handed over 7 projects in 2026 and targeted 10 more by year end (GDN, 15 September 2026). At the Emerald launch in January 2025 it said around 40,000 units under construction were projected for delivery by 2027 (Zawya). ## What to check before buying at Azizi Emerald

1. **The date in the SPA**, since broker pages still show June 2027 while the register shows 13 February 2028.
2. **The next DLD inspection.** Only 3% was recorded after 13 months of registered construction.
3. **The DHCC rules for the intended use**, as units are marketed to clinics, laboratories and offices, and the free zone sets which activities are allowed.
4. **The unit size and price per sq ft**, as published sizes and prices differ widely between brokers.
