## What is the Azizi Beach Oasis payment plan?

Both phases sold on a 40% during construction, 60% at handover plan.

As a worked example only, for a phase 2 studio at the AED 515,000 low end of recent transactions: 40% during construction is AED 206,000, plus the 4% DLD registration fee of AED 20,600 at booking, for AED 226,600 due before handover. The remaining 60% at handover is AED 309,000.

## Who is the developer and what is its handover record?

Azizi Developments says it has delivered more than 45,000 homes since it started building in Dubai, with a mixed record on timing. Its Azizi Riviera community has handed over most of its buildings in phases, while Azizi Venice missed its Q1 2026 target. No DLD or RERA fine against Azizi has been reported by major UAE news outlets as of September 2026.

## What to check before booking

1. **Which phase your unit is in.** Phase 1 is handed over and occupied; phase 2 was still under construction and past its own estimated date as of April 2026.
2. **The current construction percentage and any revised handover date for phase 2**, through the Dubai Land Department's project status enquiry service.
3. **Service charges and building management**, which apply now that phase 1 is complete and occupied.
4. **How the 4% DLD fee is billed** alongside the 40/60 instalments, and get this in writing before booking.
