## When will Azizi Abraham be handed over?

The Dubai Land Department (DLD) project register holds a registered completion date of 4 August 2027 for Azizi Abraham (project number 4024), as republished by Mitchell's with the register as at 4 October 2026. Continental Club records the developer supplied date as Q3 2027, which matches.

Property Finder shows an earlier expected completion of 30 June 2027. Azizi's launch announcements in August 2025 did not give a handover date. The date that binds each buyer is the one in the SPA for that unit.

## Azizi Abraham construction update

The DLD inspection of 24 March 2026 recorded 2% construction progress. The previous inspection, on 6 August 2025, recorded none (Continental Club). Continental Club and Property Finder both record construction as starting in early August 2025.

That leaves a short programme. To reach 4 August 2027, the remaining 98% would need to be built in about 16 months from the March inspection. No DLD inspection after March 2026 had been published by 10 October 2026.

## Azizi Abraham homes and sizes

The register describes one building of 3B + G + M + 3BA + 16 + R, which is basements, ground and mezzanine levels, further podium levels and 16 floors with a roof. It holds 420 units: 210 studios, 112 one bedroom, 59 two bedroom and 33 three bedroom apartments, plus 6 other units (Continental Club). DLD classes the homes as hotel apartments. Property Finder also lists duplexes.

## Azizi Abraham prices and resale

Property Finder lists a launch price from AED 661,000 for a 318 sq ft studio, although its own FAQ gives studios from AED 505,000. The developer's stock is listed as sold out.

Registered DLD sales give a clearer picture. Continental Club counts 193 deals to 3 October 2026, with medians of AED 545,000 for studios (136 deals), AED 916,300 for 1 bedrooms (51 deals) and AED 1,394,540 for 2 bedrooms (5 deals). Mitchell's puts the overall median at AED 1,546 per sq ft across 183 sales, about 5% below the off-plan median of AED 1,628 per sq ft for Downtown Jebel Ali over the 12 months to 5 October 2026. The latest sale it lists, on 17 September 2026, was a 318 sq ft studio at AED 509,000. All sales so far are registered as off-plan.

## Azizi Abraham payment plan

Property Finder lists a 10/40/50 plan: 10% on booking, 40% during construction and 50% on handover, plus the 4% DLD fee. Half the price therefore falls due at completion. The DLD register lists Ajman Bank as the project's escrow trustee.

## Azizi Abraham developer and delivery record

Azizi Developments says it has delivered more than 45,000 homes. In September 2026 it reported seven projects handed over during 2026, with ten more targeted by December 2026 (TradeArabia, 15 September 2026). ## What to check before buying at Azizi Abraham

1. **The completion date in the SPA**, since the register (4 August 2027) and Property Finder (30 June 2027) differ by five weeks and the building was only 2% built in March 2026.
2. **The handover payment on a resale.** With 50% due at completion, a resale buyer takes over a large final payment, and the timing follows the actual handover.
3. **Whether the unit is a hotel apartment.** DLD classes the homes as hotel apartments, which can affect how they are let and managed.
4. **The escrow account** shown in DLD's Dubai REST app for project 4024 before any transfer.
