## When will Azha Millennium Residences be handed over?

The Dubai Land Department (DLD) register gives Azha Millennium Residences a completion date of 1 September 2027. Emirates Properties Group announced a Q4 2027 completion at launch in June 2025 (Construction Week, 14 June 2025), and Property Finder lists December 2027. The DLD inspection of 29 September 2026 recorded the tower 30.07% complete.

With about 70 points left, the tower would need about 6 points a month to meet the registered date and about 4.7 points a month to finish by December 2027. Between February and September 2026 it averaged a little over 2 points a month. The project is registered by Azha JVT Residences, an Emirates Properties Group company (DLD project number 3482).

## Azha Millennium Residences construction update

Construction started on 1 June 2025. Between the inspections of 25 February 2026 and 29 September 2026, the tower gained 15.45 points, from about 14.6% to 30.07% (DLD register via Continental Club). The structure is a basement, ground floor, four podium levels, 30 residential floors and a roof, with shops on the ground floor (Azha; DLD register description via Crown Key). The escrow bank is Abu Dhabi Commercial Bank.

The developer's project page carries a live site camera and a handover countdown but no dated progress figure.

## Azha Millennium Residences homes and sizes

Emirates Properties Group describes 196 apartments branded by Millennium Hotels and Resorts, plus retail space, in a project valued at AED 350 million (Construction Week, 14 June 2025). The DLD register lists 200 units, which includes 4 other units.

## Azha Millennium Residences prices and resale

Prices start from AED 650,000 (Continental Club; Tanami Properties). Crown Key counts 67 DLD sales from October 2025 to late September 2026, at a median of AED 1,583 per sq ft (26 September 2026). Continental Club's median for studios is about AED 1,700 per sq ft and for 1 bedrooms about AED 1,500. Recent DLD sales were:

- a studio of about 375 sq ft for AED 684,184 on 21 September 2026
- a 1 bedroom of about 843 sq ft for AED 1,313,123 on 21 September 2026
- a 1 bedroom of about 872 sq ft for AED 1,309,358 on 1 September 2026

Studios have sold between about AED 664,000 and AED 796,000 since April 2026, and 1 bedrooms between about AED 1.27 million and AED 1.41 million (DLD via Continental Club).

## Azha Millennium Residences payment plan

The launch plan is 10% on booking, 30% during construction, 10% on handover and 50% over 36 months after handover (Construction Week, 14 June 2025). Property Finder, Tanami Properties and Continental Club list the same plan in 2026. Buyers therefore pay 50% by the end of handover and the rest over three years. Crown Key notes that the 4% DLD fee is usually paid with the booking instalment.

## Azha Millennium Residences developer and delivery record

Emirates Properties Group is an Ajman-based developer best known for the Azha Community of about 1,800 villas in Al Amerah, Ajman. Its own construction updates show some slippage. Azha-1 had a forecast finish of 14 August 2025 and was 98.75% complete on 31 January 2026. At Azha Al Aamra Residences, buildings A, B and D had a forecast finish of 31 May 2026 and were 80% to 82% complete on 30 September 2026.

1. **Which completion date the SPA uses**, since the registered 1 September 2027 date and the developer's Q4 2027 differ.
2. **The post-handover schedule**, which starts at handover and runs for 36 months.
3. **The branded-residence terms**, including how Millennium Hotels and Resorts services affect the service charge.
4. **The group's progress on Azha-1 and Azha Al Aamra**, which ran past their forecast finish dates.
