## When will Aura Prestige be handed over?

The Dubai Land Department (DLD) register, where the project is listed as Aura Prestige under Aura Infinite Real Estate Development, gives a completion date of 1 November 2026. Property Finder and Proprain list Q4 2026, while Grand Reve Realty and JRE give Q1 2027.

None of these dates fits the latest inspection. On 1 October 2026, DLD inspectors recorded the building 40.06% complete, one month before the registered date. Between 30 April and 1 October 2026, progress rose by about 19 percentage points, close to 4 points a month. At that pace the remaining 60% would take about 15 months, which points to early 2028. That is a calculation from DLD figures. The developer has not published a revised date.

## Aura Prestige construction update

The register records construction starting on 1 June 2025 and registration with the DLD on 25 September 2025. Inspections recorded 0% on 1 June 2025, 20.65% on 30 April 2026 and 40.06% on 1 October 2026 (Dubai Data; Continental Club). That is about 3.9 points a month since April, against about 1.9 points a month from June 2025 to April 2026.

The building has a lower ground floor, a ground floor and 8 upper floors, with shops at the base (Proprain; Continental Club). It sits in the Nadd Hessa district in DLD records, and the Dubai Silicon Oasis Authority is the regulator (Dubai Handover). The DLD project number is 3788 and buyer payments go to an escrow account at Dubai Islamic Bank. JRE names HAO Architects as the designer.

## Aura Prestige homes and sizes

The DLD register counts 81 units. Proprain breaks them down as 76 homes and 5 commercial units.

## Aura Prestige prices and resale

Grand Reve Realty listed 2 bedrooms from AED 1,506,818 and 3 bedrooms from AED 1,987,147, and Proprain gave a starting price of AED 1.47 million. Neither page is dated. Property Finder now lists the project as sold out from the developer, with resale units from AED 1.54 million.

The DLD recorded 70 off-plan sales in the 12 months to August 2026 at a median of AED 1.57 million, or AED 1,281 per sq ft (Dubai Data, data through 30 September 2026). The 52 sales of 2 bedrooms had a median of AED 1.53 million for about 1,203 sq ft. The 13 sales of 3 bedrooms had a median of AED 2.00 million for about 1,560 sq ft. Sales started in February 2026 and peaked at 19 in March. On 26 August 2026 a 3 bedroom registered at AED 2.00 million, and 2 bedrooms sold in August for AED 1.46 million to AED 1.54 million.

## Aura Prestige payment plan

The plan is 60/40: 20% down payment, 40% during construction and 40% on handover (Grand Reve Realty; JRE; Proprain). The 4% DLD fee is extra. The 40% balance is due at completion. With the registered date about to pass, that payment is likely to fall due later than 1 November 2026.

## Aura Prestige developer and delivery record

Aura Infinite Real Estate Development registered with the DLD in August 2023 (Oliva, 2 April 2026). Oliva counted four registered projects with 314 units, none of them recorded as completed at that time. Its most advanced, Aura Elegance in Dubai Silicon Oasis, was 80% complete. Property Finder now lists Aura Elegance as ready, alongside Aura Elite and Aura Central, which are still being built (accessed 11 October 2026). With at most one finished building, the company has a short delivery record.

## What to check before buying at Aura Prestige

1. **The completion date in the SPA and the grace period**, since the registered date of 1 November 2026 will pass with the building about 40% complete.
2. **Whether the developer has applied to the DLD for a new completion date**, which would show in the project status record.
3. **When the 40% handover payment and any mortgage drawdown fall due**, if completion moves to 2027 or 2028.
4. **Registered prices for the same size**, since most sales are 2 bedrooms near AED 1,281 per sq ft.
