## When will Augusta Town Square be handed over?

The Dubai Land Department (DLD) register gives Augusta Town Square a completion date of 14 January 2028. Nshama's date is Q1 2028, and Property Finder lists 14 January 2028. These match the January 2028 handover Nshama set out at launch in April 2025, when the payment schedule showed the final 50% due in January 2028 (Remington Properties, 18 April 2025).

Progress so far is low for that date. The DLD inspection of 10 September 2026 recorded 5.33%, up from 0.49% on 17 February 2026. To finish by 14 January 2028, the remaining 94.67 points would need to be built in about 16 months, close to 6 points a month. Between February and September 2026 the register recorded under 1 point a month.

## Augusta Town Square construction update

The register describes Augusta as a residential building with retail on the ground floor, two podium parking floors, 14 residential floors and a roof (G+2P+14+R). Construction was registered as starting on 10 October 2025 (Mitchells, registry as at 4 October 2026). Three DLD readings are on file: 0% on 9 April 2025, 0.49% on 17 February 2026 and 5.33% on 10 September 2026 (Continental Club). The project number is 3649 and the escrow bank is First Abu Dhabi Bank. In the DLD register the building sits in Al Yelayiss 2, the district that covers Town Square.

Unit counts and sizes are from the DLD register via Continental Club. Launch prices are from Grand Reve Realty and Tanami Properties. The building has a pool, gym, children's play areas, a barbecue area and a pet grooming room, and is a short walk from Town Square Park.

## Augusta Town Square prices and resale

Continental Club counts 141 DLD sales from May 2025 to early October 2026 at a median of AED 16,921 per square metre, about AED 1,572 per sq ft. Mitchells gives the same median and puts it 7.9% below the 12-month off-plan median for Al Yelayiss 2, about AED 1,707 per sq ft, though that area figure includes other unit types. By type, the medians were about AED 1,588 per sq ft for 1 bedrooms, AED 1,548 for 2 bedrooms and AED 1,621 for 3 bedrooms.

Recent registered sales include:

- a 2 bedroom of 871 sq ft for AED 1,423,888 on 29 September 2026
- a 2 bedroom of 977 sq ft for AED 1,594,888 on 10 September 2026
- a 1 bedroom of 645 sq ft for AED 1,075,888 on 20 July 2026

Quarterly medians held flat in 2025, at about AED 1,575 per sq ft in Q2 and AED 1,571 in Q3 (Mitchells). Property Finder lists Augusta as sold out, with a current starting price of about AED 1 million.

## Augusta Town Square payment plan

The standard plan is 50/50: 10% on booking, then four instalments of 10% during construction, and 50% on handover (Property Finder). Tanami Properties dates the instalments at 2, 9, 15 and 21 months after purchase. Tanami also lists 40/60 offers for some 1 and 3 bedroom units, with 60% due on completion. Half or more of the price is therefore tied to the handover date.

## Augusta Town Square developer and delivery record

Nshama, founded in 2014, is the master developer of Town Square, which makes Augusta one of its own buildings inside its own community (Remington Properties; Dubai Homes Online). Nshama is registered with DLD as Nshama Properties, owned by Nshmi Development. Augusta's register record shows a long gap between launch and construction: sales began in May 2025, but the registered construction start was October 2025 and the first measurable progress came in 2026.

## What to check before buying at Augusta Town Square

1. **The pace of the next DLD inspections.** At 5.33% in September 2026, the building needs much faster progress to meet 14 January 2028.
2. **The plan in the SPA**, since 50% or 60% of the price falls due on handover depending on the offer.
3. **The price per sq ft against DLD sales.** Most 2026 registrations were between about AED 1,520 and AED 1,670 per sq ft (Mitchells).
4. **The exact unit type**, as the 3 bedroom category includes larger duplexes with a different price range.
