## When will At 85 Residences be handed over?

The DLD project register gives At 85 Residences a completion date of 15 March 2028. Continental Club lists the developer's date as Q1 2028, and an Alnair launch notice from 15 April 2026 says the same. Listings published at the February 2026 launch, including Genz Properties, Elevation and OPR, said Q2 2028, one quarter later. Dubai Handover's daily DLD snapshots show 15 March 2028 unchanged from 4 August to 9 October 2026.

## At 85 Residences construction update

DLD recorded 0% at an inspection dated 12 January 2026, three days before the registered construction start of 15 January 2026 (Continental Club, registry updated 6 October 2026). Dubai Handover gives the date of that 0% inspection as 30 December 2025, so sources differ on the day. No later inspection has been published. Escrow payments go to Ajman Bank under DLD project number 4325, and the registered developer is Scope Properties, Dubai Branch.

The building is ground, one podium level and six residential floors, with a rooftop gym and lounge and a courtyard pool. The name refers to astatine, element 85.

Units and sizes are from the DLD register via Continental Club. Broker pages describe the mix as 204 apartments, 25 townhouses and 31 podium villas, with townhouses of about 2,400 sq ft and private gardens (Genz Properties, Elevation). Wasl Gate sits on Sheikh Zayed Road next to Energy Metro Station, Festival Plaza and IKEA.

## At 85 Residences prices and resale

Scope Properties unveiled the project on 17 February 2026. Alnair's launch notice of 12 February 2026 gave studios from AED 650,000, with expressions of interest at AED 37,000 for studios, 1 and 2 bedrooms and AED 100,000 for 3 bedroom villas and townhouses. Continental Club lists the developer's starting price as AED 660,000. Elevation quoted 1 bedrooms from AED 1.1 million. By 15 April 2026, an Alnair notice for a further release gave prices from AED 1.12 million, which suggests the studios were no longer the entry point.

The sources checked do not publish DLD sale prices for the project yet. Genz Properties quotes a service charge estimate of AED 13 to AED 14 per sq ft.

## At 85 Residences payment plan

The 40/60 schedule published by Genz Properties is:

1. 10% plus the 4% DLD fee on booking.
2. 10% within 30 days of booking.
3. 5% on each of 1 September 2026, 1 January 2027, 1 May 2027 and 1 September 2027.
4. 60% on completion.

The construction instalments fall on calendar dates, not on progress milestones, so 40% is paid by September 2027 whatever stage the site has reached. The 60% balance is the largest single payment and depends on the completion date.

## At 85 Residences developer and delivery record

Scope Properties is the real estate arm of Scope Investment. It lists Stella Maris in Dubai Marina and Al Mutarid Lifestyle Centre in Al Ain among its delivered projects (Continental Club). Oliva, using DLD records, counts one delivered project with 317 homes and one in development. At 85 Residences is its first project in Wasl Gate.

## What to check before buying at At 85 Residences

1. **The SPA date.** The register says 15 March 2028, while launch listings said Q2 2028.
2. **Progress before the fixed-date instalments.** The public register shows only the 0% reading from January 2026; the Dubai REST app shows the current figure for project 4325.
3. **Financing for the 60% on completion**, which is due at handover, not spread over later years.
4. **Apartment or podium villa.** Townhouses and podium villas are 3 bedroom homes with different sizes and service charges from the apartments.
