## When will Aspirz by Danube be handed over?

Danube gives Q4 2028 for Aspirz by Danube, the same date it announced at launch in 2025. The Dubai Land Department (DLD) register, where the project appears as "Aspirz By Danube" (project 3838), gives a completion date of 31 December 2028. The developer date and the register date agree.

The DLD inspection of 30 July 2026 recorded the tower 5.08% complete. Danube's own internal inspection of 30 September 2026 put overall progress at 11%. The two figures are two months apart and measured differently, so they are not a contradiction, but only the DLD figure is an independent inspection.

## Aspirz by Danube construction update

The DLD register records a construction start of 1 November 2025, with progress up 3.96 points between the inspections of 6 April and 30 July 2026. Danube's update of 30 September 2026 lists shoring and piling completed, the main contractor appointed, and excavation and substructure works in progress. The escrow account is with First Abu Dhabi Bank.

The register describes one mixed-use building with two basements, a ground floor, seven podium levels and 40 upper floors.

## Aspirz by Danube homes and sizes

At launch Danube described 698 units: 266 offices on floors 2 to 15 and 432 hotel apartments on floors 17 to 40 (Construction World, 25 August 2025). The DLD register holds 706 units. Apartments are sold furnished, and several "flex" layouts have a multipurpose room that can be closed off as an extra bedroom.

## Aspirz by Danube prices and resale

The DLD has registered 535 sales, all but 2 from the developer (Continental Club, October 2026). Median prices paid are AED 870,000 for studios (112 sales), AED 1,319,000 for 1 bedrooms (132 sales) and AED 2,016,000 for 2 bedrooms (6 sales). In September 2026 studios registered at about AED 843,000 to AED 880,000 and 1 bedrooms of about 700 to 790 sq ft at AED 1.32 million to AED 1.51 million. Broker feeds in late September 2026 showed homes available from AED 858,000 to AED 2,601,000.

## Aspirz by Danube payment plan

Danube advertises Aspirz on its 1% monthly plan and, for the first time, offered the same plan on office units (Hindustan Times, August 2025). Broker listings show several versions. The most common is 10% on booking, 60% during construction and 30% on handover. A post-handover version takes 10% on booking, 51% during construction, 9% on handover and 30% over 30 months after handover. Other options include 30/40/30 and full payment upfront (Silver Oak Properties, October 2026).

## Aspirz by Danube developer and delivery record

Danube says it has completed 16 projects and has 16 more under construction. In July 2026 it said 11 projects would hand over within 12 months, including Elitz, Sportz, Viewz, Oceanz, Fashionz and Oasiz (Gulf News). It has publicised early handovers at Pearlz and Opalz. [Danube Sportz](/projects/danube-sportz/), its earlier Dubai Sports City project, is among those due within that period. Aspirz is Danube's first tower mixing offices with hotel apartments.

## What to check before buying at Aspirz by Danube

1. **Whether the unit is a hotel apartment or an office**, since the use, service charge and rental rules differ.
2. **Which payment plan version applies**, given at least five splits in circulation, and how much falls after handover.
3. **The SPA completion date**, against the register date of 31 December 2028.
4. **Progress on the DLD register, not only Danube's updates.** The latest independent figure is 5.08% from July 2026.
