## When will Ashley Hills be handed over?

TownX gives Q1 2027 for handover. In its March 2026 construction update, published on 6 April 2026, it said the project was "on track for handover in Q1 2027". The Dubai Land Department (DLD) register holds a registered completion date of 31 March 2027 for DLD project number 3723, with construction registered as starting on 15 February 2025 (Mitchells, registry as at 4 October 2026).

On current figures the date looks achievable. Continental Club calculates that at the pace of the past year, about 5.6 percentage points a month, the building would reach 100% around the end of October 2026. That is an estimate from past inspections, not a TownX commitment.

## Ashley Hills construction update

DLD inspections show steady progress:

## Ashley Hills homes and sizes

Ashley Hills stands on one of Arjan's largest plots, with more than 400,000 sq ft of sellable area and a gross development value of AED 662 million (Rental Living News, 25 July 2025). The DLD register files it as one project with 616 homes in the Al Barsha South Third district, the DLD name for this part of Arjan. Some broker pages describe two residential blocks. Apartments are sold semi-furnished.

Sizes are from the published floor plans listed by Continental Club and match the unit sizes in DLD sale records.

## Ashley Hills prices and resale

The DLD register shows about 242 to 247 sales registered against the project by early October 2026, at a median of about AED 1,488 per sq ft (Continental Club; Mitchells). Sales registered in September and October 2026:

- Studios, about 484 sq ft: AED 675,200 to AED 773,892
- 1 bedroom, about 792 to 843 sq ft: AED 1,272,000 to AED 1,311,180
- 2 bedroom, about 976 to 1,245 sq ft: AED 1,850,000 to AED 2,079,000
- 3 bedroom, about 1,454 sq ft: AED 2,200,000 (5 October 2026)

Continental Club lists a developer starting price of AED 815,000, above most of the studio sales registered in the same weeks, so asking prices and sale prices differ.

## Ashley Hills payment plan

TownX offered two plans at launch (Rental Living News, 25 July 2025):

- **40/60:** 20% down payment, 20% during construction, 60% on handover
- **70/30:** 70% during construction, 30% at handover

TownX's April 2026 update still promoted the 40/60 plan. With registered completion on 31 March 2027, the 60% handover payment on a studio at about AED 700,000 is about AED 420,000.

## Ashley Hills developer and delivery record

TownX, founded in 2017, publishes its own delivery record comparing estimated and actual completion dates. Of five completed buildings, four finished early: Easy19 in International City, Luma21 and Luma22 in JVC, and Luma Park Views, completed on 9 October 2025 against an estimated 30 June 2026. Easy18 finished six days late in August 2019 (TownX). Its other active project is [11 Hills Park](/projects/11-hills-park/) in Dubai Science Park, also due in Q1 2027.

## What to check before buying at Ashley Hills

1. **The completion date and grace period in the SPA**, against the registered 31 March 2027.
2. **Funds for the 60% handover payment** under the 40/60 plan, which could fall due within months if the build keeps its pace.
3. **The price against registered sales.** Studios have sold below the AED 815,000 asking figure in recent weeks.
4. **Which block and floor**, if the project is split into two blocks as some brokers describe.
