## When will Arisha Terraces be handed over?

QUBE Development gives Q4 2027 for Arisha Terraces, and the Dubai Land Department (DLD) register, where the project is listed as Arisha Terraces, project number 3216, records a completion date of 1 October 2027. Construction Week reported at launch in October 2024 that completion was expected in 2027, and launch listings gave Q4 2027, so the target has not changed.

The DLD inspection of 19 August 2026 recorded 34.04% complete (DLD project register via Continental Club, registry updated 4 October 2026). That leaves about 66% of the work for the 13 and a half months to the registered date, close to 5 points a month.

## Arisha Terraces construction update

The register records construction starting on 1 October 2024. Progress was 28.75% at the inspection of 14 May 2026 and 34.04% on 19 August 2026, a gain of 5.29 points in just over three months. Across the whole period since October 2024, progress has averaged about 1.5 points a month. The project is four buildings of basement, ground and eight floors, arranged around a central courtyard, and QUBE says it uses an in-house contractor. Escrow is held at Commercial Bank of Dubai.

Sizes are from Continental Club. Unit totals differ by source: 419 at launch (Construction Week), 420 in the DLD register and 425 from the developer via Continental Club. There are 122 layouts, and every home has a balcony or terrace. Facilities cover more than 64,000 sq ft, including a pool, padel court, cinema, library, co-working space and yoga studio, with solar panels and hydroponic rooftop gardens.

## Arisha Terraces prices and resale

Continental Club gives a starting price of AED 558,000; Will and Rich listed a launch range of AED 559,000 to AED 1,984,000 in October 2024. By early October 2026 the DLD register held 334 sales, one of them a resale. Medians were:

- Studio: AED 721,710 (112 sales, about 409 sq ft)
- 1 bedroom: AED 1,133,000 (187 sales, about 732 sq ft)
- 2 bedroom: AED 1,660,000 (34 sales, about 1,109 sq ft)

The overall median works out at about AED 1,573 per sq ft. The median price per square metre moved from AED 16,847 in 2024 to AED 17,118 in 2026 so far, almost flat, while the wider district rose about 14% (Continental Club, transactions updated 4 October 2026). The latest sales include a 2 bedroom at AED 1,742,700 on 24 September 2026 and a 1 bedroom at AED 995,000 on 3 September 2026.

## Arisha Terraces payment plan

Continental Club and Tanami Properties list 10% on booking, then 1% of the price a month. Tanami and Proprain describe 90 monthly payments of 1%. For a buyer who booked at launch in October 2024, that schedule would cover about 46% by October 2027, leaving roughly half to be paid monthly after handover. Will and Rich's October 2024 launch summary described a different version with 36 monthly payments and a lump sum on completion. The SPA for each unit fixes which applies.

## Arisha Terraces developer and delivery record

QUBE Development is registered with DLD as developer number 1692, and Continental Club gives 2022 as its founding year. Its register entry shows one completed project, Cubix Residences in JVC, 72 units handed over in November 2025 (JRE gives Q2 2025). Its other active projects are Sawa Residences in Ras Al Khor and ELIRE in Business Bay, due Q4 2028, for which it appointed ASGC as main contractor in May 2026. Arisha Terraces, at about 420 units, is far larger than anything QUBE has delivered.

## What to check before buying at Arisha Terraces

1. **The SPA completion date and grace period,** since recent progress of under 2 points a month would put completion well after 1 October 2027.
2. **The exact payment schedule,** including how many monthly payments remain after handover.
3. **Which of the four buildings the unit is in,** and whether QUBE plans to hand them over together.
4. **Resale evidence.** With one registered resale, prices so far reflect developer sales only.
