## When will Arancia Yards by Beyond be handed over?

Beyond's launch materials, dated 8 June 2026, give a Q1 2029 handover for Arancia Yards. The DLD project register, where the project is listed as "Arancia Yards By Beyond" (project 4480), holds an earlier registered completion date of 30 October 2028. Property Finder also shows October 2028, so the marketed date sits about five months after the registered one.

The register shows the project at 0% complete, with construction registered to start on 30 October 2026 (Data Dubai, data to 7 October 2026). That leaves 24 months between the registered start and the registered completion date for three low-rise buildings.

## Arancia Yards by Beyond construction update

DLD registered the project on 1 June 2026, a week before the public launch. The escrow account is held at Abu Dhabi Commercial Bank and the registered project area is 24,212 sq m (Data Dubai). No construction progress above 0% had been recorded by 7 October 2026, and the registered start date of 30 October 2026 had not yet arrived by 11 October 2026. Beyond had not published a site update for Arancia by that date.

## Arancia Yards by Beyond homes and sizes

Arancia is the first residential cluster of The Yards, an AED 4 billion masterplan with about 1,560 homes planned around a 1 km green spine (Beyond, 8 June 2026). Arancia itself has 272 residences in three low-rise buildings of six to seven floors, set around a 4,200 sq m sunken garden, with about 3,000 sq m of rooftop terraces and more than 2,000 sq m of shops and restaurants at ground level. The DLD register counts 284 units, which includes 12 commercial units (BookNewProperty, citing the DLD record).

## Arancia Yards by Beyond prices and resale

Launch prices on 8 June 2026 started from about AED 1.0 million for a 1 bedroom of about 690 sq ft, AED 2.1 million for a 2 bedroom and AED 3.3 million for a 3 bedroom with maid's room (developer materials via Insider Real Estate). Property Finder lists a launch price of AED 1.1 million.

DLD registered 247 sales from June to September 2026, all off-plan, at a median of AED 1.30 million or AED 1,733 per sq ft (Data Dubai, data to 7 October 2026). Medians by type were AED 1.25 million for a 1 bedroom, AED 2.29 million for a 2 bedroom and AED 3.58 million for a 3 bedroom, the last from only six sales. August 2026 alone had 173 registered sales. Recent examples include a 745 sq ft 1 bedroom at AED 1,306,000 and a 1,057 sq ft 2 bedroom at AED 2,178,000, both on 25 September 2026.

Beyond launched Arancia Yards Phase 2 in July 2026, with 1 bedrooms from AED 1.20 million and a Q2 2029 completion (Alnair, 21 July 2026). That phase is a separate release, so its prices and dates do not apply to the first cluster.

## Arancia Yards by Beyond payment plan

The plan at launch was 40/60:

- 10% on booking
- 30% in instalments during construction
- 60% on handover

The developer materials reported by Insider Real Estate break this down as 10% on booking, 10% one month later, then 5% every six months through 2028, with 60% at handover. One broker brochure (Inside Realty) shows 10/50/40 instead, so sources differ on the share left for handover.

## Arancia Yards by Beyond developer and delivery record

Beyond Developments is a brand under Omniyat Group. Arancia is its first inland project; its earlier launches are waterfront towers in Dubai Maritime City, Palm Jumeirah and Dubai Islands, plus Ras Al Khaimah. Beyond has not yet completed a project. Its first, Saria in Dubai Maritime City, was 10.32% complete in March 2026 with completion expected in Q1 2028 (Zawya, 24 March 2026). The DLD register lists the developing entity for Arancia as Peninsula Elit Real Estate Development.

## What to check before buying at Arancia Yards by Beyond

1. **Which release the unit belongs to.** Phase 2 was launched in July 2026 with a later Q2 2029 date and different prices.
2. **The completion date in the SPA**, since the register says 30 October 2028 and the launch materials say Q1 2029.
3. **The handover payment.** Under the 40/60 plan, 60% of the price falls due at completion, likely in late 2028 or 2029.
4. **Whether work starts on time.** The first DLD inspection after the registered 30 October 2026 start will show whether the schedule is holding.
