## When will Arabian Ranches 3 be handed over?

Arabian Ranches 3 launched in February 2019 and has been built out in named sub-phases ever since. The earliest three, Sun, Joy and Ruba, are the ones buyers search for most, and all three are complete.

Raya's own project page had listed a June 2026 target, which has since passed. Property Finder's current inventory listing now marks it ready. May, the newest phase, is the only one still some way from handover.

## What is the Arabian Ranches 3 payment plan?

There is no single current plan to quote, because every phase Emaar has released in Arabian Ranches 3 is sold out from the developer. Buyers now looking at the community are buying resale, at a price and schedule set by the reselling owner, not a fresh Emaar payment plan.

For reference, plans varied by phase at launch. Ruba's launch plan was 10% at booking, 50% during construction and 40% at handover. Raya's later launch plan was 10% at booking, 70% during construction and 20% at handover. Neither plan applies to a resale purchase today.

Propsearch reports recent villa resales in the wider community between roughly AED 1.8 million and AED 7.28 million, and price per sq ft between AED 1.32k and AED 1.93k, as of September 2026.

## What to check before booking

1. **The exact phase and phase number**, such as Sun Phase 3 or Ruba Phase 2, not just the headline name, since Emaar reuses names across later sub-phases with different handover dates.
2. **The handover date and grace period in the resale contract**, since original Emaar terms no longer apply to a resale purchase.
3. **The DLD project status** for the exact building, through the Dubai Land Department's project status enquiry service.
4. **How the price compares across sources**, since Property Finder's listed developer price and Propsearch's reported resale transactions can differ for the same phase.
5. **Whether the seller has cleared any outstanding instalments**, since a resale purchase usually requires the buyer to take on what is still owed to Emaar.
