## When will Anwa Aria by Omniyat be handed over?

Omniyat's project page now gives completion in Q4 2027 for Anwa Aria by Omniyat, and Bayut lists the same quarter. Property Finder still lists Q4 2026. The Dubai Land Department (DLD) register, where the project appears as Anwa Aria By Omniyat, project 2726, holds a completion date of 31 January 2026, which passed with the tower unfinished.

The tower was 84.86% complete at the DLD inspection on 30 September 2026. At launch in mid 2023 it was marketed for a 2026 handover, with sources split between Q1 2026 (Data Habibi) and Q4 2026 (Metropolitan). Data Habibi counts the move to Q4 2027 as a 23 month delay.

## Anwa Aria by Omniyat construction update

The register records construction starting on 14 August 2023 and eight inspections so far.

The tower added 11.32 points between July and September 2026, about 3.6 points a month. Continental Club projects 100% around February 2027 at that pace, which would be well ahead of Omniyat's Q4 2027 date. Construction percentage does not include the time needed for completion certificates and handover. The escrow account is held at ADCB.

## Anwa Aria by Omniyat homes and sizes

Omniyat lists 175 residences across 30 levels, including 14 townhouses and 2 penthouses. The DLD register lists 192 units in one building of a ground floor, four podium levels and 32 floors, with retail included (HomeSearch; Continental Club).

## Anwa Aria by Omniyat prices and resale

Metropolitan reported 1 bedrooms from AED 2.4 million at the 2023 launch. Data Habibi lists studios from about AED 1.02 million. Property Finder marks the project sold out from the developer.

The DLD register shows 163 sales, about 1% of them resales. Median registered prices are AED 1,201,328 for a studio of about 463 sq ft, AED 2,409,984 for a 1 bedroom of about 936 sq ft and AED 4,322,880 for a 2 bedroom of about 1,539 sq ft, about AED 2,631 per sq ft overall (Continental Club, DLD transactions updated 7 October 2026). On 5 October 2026 a 1 bedroom of about 936 sq ft registered at AED 2,426,990 and a 2 bedroom of about 1,662 sq ft at AED 4,322,880. Property Finder lists a 445 sq ft studio sold for AED 1,100,000 on 12 December 2025.

## Anwa Aria by Omniyat payment plan

The plan is 15% on booking, 45% during construction and 40% on handover, sold as 60/40 (Bayut; Property Finder; Continental Club). There is no post-handover plan. On a 1 bedroom at the median AED 2,409,984, the handover payment is about AED 964,000. With the building at 84.86%, most of the construction instalments have fallen due.

## Anwa Aria by Omniyat developer and delivery record

Omniyat is a Dubai developer known for high value towers on Palm Jumeirah and in Business Bay. The DLD register lists Anwa Aria under Blue Star Real Estate Development. Its first Dubai Maritime City tower, Anwa, launched in December 2014 with a Q2 2020 handover target (Arabian Business, June 2019) and was completed in 2022, the first residential tower in [Dubai Maritime City](/projects/dubai-maritime-city/). On Palm Jumeirah, [Orla by Omniyat](/projects/orla-omniyat/) is registered for 31 December 2026, with Omniyat targeting completion in early 2027.

## What to check before buying at Anwa Aria by Omniyat

1. **The completion date in the SPA and how far its grace period runs**, since the registered 31 January 2026 date has passed.
2. **Which date the seller quotes**, Q4 2026, early 2027 or Q4 2027, for a resale with a 40% handover payment still due.
3. **Whether the unit is in the tower or a podium townhouse or duplex**, as layouts and sizes vary widely.
4. **The next DLD inspection**, to see whether the 3.6 point monthly pace holds above 90%.
