## When will Amazonia be handed over?

Palladium Development markets a Q3 2027 handover for Amazonia, and Property Finder lists expected completion on 30 September 2027. The Dubai Land Department (DLD) register, where the building appears as project 3595 under Palladium Prime Real Estate Development, holds a later registered completion date of 30 October 2027.

The date rests on very little building so far. The DLD inspection of 29 June 2026 recorded construction at 0.02%, roughly 16 months before the registered completion date.

## Amazonia construction update

The DLD register gives a registered start date of 20 October 2025, while Property Finder records construction starting on 10 March 2025. The most recent DLD inspection, on 29 June 2026, put progress at 0.02% (Mitchell's, DLD register; Continental Club). No later DLD figure had been published by 11 October 2026. The register describes a single residential building of basement, ground and 10 floors, and the escrow account is held at Abu Dhabi Islamic Bank.

## Amazonia homes and sizes

Amazonia is a single building of furnished apartments with a smart home system, an automated car park, a pool and an open air cinema (Palladium Development). The developer calls it a 12 storey building with 78 units. The DLD register lists 73 homes.

## Amazonia prices and resale

Palladium Development lists prices from AED 900,000. Property Finder marks the project sold out from the developer, with its remaining listing at AED 2.6 million (accessed 11 October 2026).

The DLD sales register shows 25 off-plan sales between 16 February and 15 September 2026, with a median of AED 1.28 million and AED 1,701 per sq ft (Mitchell's, data to 28 September 2026). Twenty of those sales were 1 bedroom homes, at a median of AED 1,697 per sq ft. Recent 1 bedroom sales ranged from AED 1.04 million for 906 sq ft on 15 September 2026 to AED 1.32 million for 755 sq ft on 2 September 2026. Two 2 bedroom homes of about 1,411 to 1,435 sq ft sold for AED 2.04 million and AED 2.06 million on 28 July 2026. Mitchell's puts the project median about 9.5% below the Jaddaf Waterfront median of AED 1,879 per sq ft.

## Amazonia payment plan

Property Finder lists a 60/40 plan: 10% down payment, 50% during construction and 40% on handover. OffPlan Insider breaks the 60% into 10% on booking, 10% after one month, 10% after two months and 5% every two months until completion. On a AED 900,000 studio, the 40% handover payment is AED 360,000. The 4% DLD fee is charged on top.

## Amazonia developer

Palladium Prime Real Estate Development is a Dubai company (licence LLC-1094766) with its head office in Dubai Media City. It markets as Palladium Development. The design is credited to the architect behind Zabeel Saray. Amazonia is registered with a DLD escrow account, number 19516349, at Abu Dhabi Islamic Bank (Mitchell's, register as at 27 September 2026).

## What to check before buying at Amazonia

1. **The completion date in the SPA.** The developer's Q3 2027 and the registered 30 October 2027 differ by about a month, and the building was 0.02% complete in June 2026.
2. **The unit count and layout.** Sources give 73, 75 and 78 homes, so confirm the exact unit, floor and size against the DLD record.
3. **Funds for the 40% handover payment**, which falls due when the building completes, whenever that is.
4. **Escrow details.** Payments should go to the DLD-registered escrow account for project 3595, checked in the Dubai REST app.
