## When will Alder at Park Five be handed over?

Deyaar gives Q4 2027 for Alder at Park Five, and the Dubai Land Department (DLD) register, where the building is listed as Alder at Park Five, project number 4052, records a completion date of 31 December 2027. Deyaar's launch announcement on 25 September 2025 said the Park Five community was scheduled for completion in December 2027, so the date has not moved since launch.

The DLD inspection of 30 September 2026 recorded 6.07% complete (DLD project register via Continental Club, registry updated 7 October 2026). That leaves about 94% of the building to finish in the 15 months to the registered date, or about 6.3 points a month.

## Alder at Park Five construction update

The register shows a first inspection at 0% on 21 August 2025, construction starting on 1 March 2026, and 6.07% at the inspection of 30 September 2026. Alder is a low-rise building: a services basement, ground floor, retail level and five residential floors, with shared facilities on the podium, fifth floor and roof. Its sister building in the same phase, [Ivy at Park Five](/projects/ivy-at-park-five/), was at a similar 6.28% on 17 September 2026 with the same registered date.

Ranges exclude the smallest and largest 5% of each type (DLD register via Continental Club). Deyaar announced Alder and Ivy together as 277 homes; Alder holds 75 of them, with no studios. Listed facilities include adult and children's pools, a gym, a kids' club, a co-working space and barbecue areas.

## Alder at Park Five prices and resale

Continental Club and Offplan Properties give a starting price of AED 1.1 million, with sales from 2 December 2025. By early October 2026 the DLD register held 66 sales, none of them resales (transaction register updated 6 October 2026). Median prices were:

- 1 bedroom: AED 1,120,829 (14 sales, about 786 sq ft)
- 2 bedroom: AED 1,703,036 (45 sales, about 1,206 sq ft)
- 3 bedroom: AED 2,387,844 (7 sales, about 1,658 sq ft)

The overall median works out at about AED 1,383 per sq ft. The most recent registered sales, on 27 August 2026, were a 3 bedroom at AED 2,347,040 and a 1 bedroom at AED 1,217,073.

## Alder at Park Five payment plan

The plan is 10% on booking, 35% during construction and 55% on handover (Bayut; Continental Club). Tanami Properties sets out the 35% as five instalments of 10%, 6%, 6%, 6% and 7% due within 13 months of booking, so most of the construction share is paid well before the building rises. On the 2 bedroom median of AED 1,703,036, the handover payment is about AED 937,000.

## Alder at Park Five developer and delivery record

Deyaar is a listed Dubai developer. Park Five has five buildings: Elm, Ember and Neem in the first phases, and Ivy and Alder in the final phase. Deyaar handed over [Regalia](/projects/regalia-by-deyaar/) in 2026, later than its first target, and [Tria](/projects/tria-by-deyaar/) was handed over in October 2026, after its September 2026 target had passed (Deyaar, 6 October 2026).

## What to check before buying at Alder at Park Five

1. **The SPA completion date and grace period,** since the building needs about 6 points a month from October 2026 to meet 31 December 2027.
2. **The 55% handover payment,** and whether a mortgage valuation at completion will cover it.
3. **The instalment dates.** Most of the 35% construction share falls due in the first 13 months, not in step with progress.
4. **Which Park Five building the unit is in.** Neem, Elm, Ember, Ivy and Alder carry different registered dates.
