## When will Al Haseen Residences be handed over?

Al Haseen Residences is a numbered series of apartment buildings by Dugasta Properties in Saih Shuaib 2, Dubai Industrial City, and each phase has its own date. Al Haseen Residences 3, listed in the DLD register as "Al Haseen Residences 3", has a registered completion date of 15 May 2027. JRE gives a developer handover of Q2 2027. The DLD inspection of 14 July 2026 recorded it 10.08% complete, so about 90% of the work remained with ten months to the registered date.

Phase 4 is registered for 30 December 2026 but was 11.76% complete on 14 July 2026. Phase 5 is registered for 3 June 2027 and was 4.22% complete on 25 June 2026. The first two buildings are completed.

## Al Haseen Residences construction update

Al Haseen Residences 3 was registered with DLD on 7 February 2025 and construction started on 15 April 2025 (project number 3484). Inspections recorded 0% on 27 January 2025, 0.6% on 29 September 2025, 3.3% on 25 February 2026 and 10.08% on 14 July 2026 (Data Dubai; DLD register via Continental Club). The latest stretch, about 6.8 points in under five months, is the fastest so far.

Phase 4, a basement, ground, five floors and roof building with 248 units, started on 29 June 2025 and moved from 2.22% on 25 February 2026 to 11.76% on 14 July 2026. Phase 5, with 245 units, started on 3 December 2025 (DLD register via Continental Club).

## Al Haseen Residences homes and sizes

Al Haseen Residences 3 has 180 units on the DLD register. Dugasta's published floor plans are below.

Sizes are from Dugasta's Al Haseen 3 page. Listed facilities are a swimming pool, a kids' pool and a gym. Phase 5 adds 3 bedroom apartments, with units from 367 to 1,819 sq ft (Ezre).

## Al Haseen Residences prices and resale

Data Dubai counts 79 DLD sales at Al Haseen Residences 3 in the 12 months to September 2026, all off-plan, at a median of AED 580,000 and AED 1,480 per sq ft. Studios made up 75 of them, at a median AED 576,000 for 393 sq ft. On 11 September 2026, five studios sold for AED 477,196 to AED 619,814. A 1 bedroom of 851 sq ft sold for AED 1,034,220 on 1 July 2026.

For the other phases, Property Finder listed phase 4 from AED 568,500 and Ezre listed phase 5 from AED 661,885. In the completed Al Haseen Residence 2, Continental Club counts 141 sales since 2024, all resales, with a median studio price of AED 438,630, well below phase 3 off-plan prices. Its 2026 service charge is AED 9.56 per sq ft (RERA budget via Continental Club).

## Al Haseen Residences payment plan

Plans differ by phase. Phase 4 is sold on 10% at booking, 20% during construction and 70% on handover (Continental Club; Property Finder). For phase 3, Dugasta describes a post-handover plan; PropertyStellar lists 30% before and 70% after handover, and JRE shows 20% on booking. Dugasta's May 2026 brochure for phase 3 also advertises a "10-on-10" offer with guaranteed returns, no service charge on rentals and a buy-back option, without publishing the terms. Ezre lists five phase 5 plans, several with 60% after handover.

## Al Haseen Residences developer and delivery record

Dugasta Properties Development, founded in 2016, completed the first Al Haseen Residence, a 138-unit building, with a registered completion date of 30 April 2020 and DLD recording 100% on 11 May 2020. Construction had started on 1 May 2017, a three-year build (DLD register via Continental Club). Al Haseen Residence 2 is also completed and trading on resale. The current phases are larger. Phase 4 was under 12% built five and a half months before its registered 30 December 2026 date.

## What to check before buying at Al Haseen Residences

1. **Which phase the unit is in.** Phases 3, 4 and 5 have different registered dates, plans and escrow accounts.
2. **The written terms of the "10-on-10" offer** for phase 3, including who pays the guaranteed return and how the buy-back works.
3. **DLD prices against resale in phase 2**, since completed studios there have sold for far less than phase 3 off-plan studios.
4. **The SPA completion date and grace period**, given that phase 4 was far behind its December 2026 date in July 2026.
